    Located in the sunny southern interior Thompson Nicola region of British Columbia, a short drive from Kamloops and Logan Lake, and only a 3.5 hour drive from Vancouver, BC, Tunkwa Lake Resort is one of the most popular and profitable waterfront resorts in the BC Interior.

    This four season resort situated on 18 lakefront acres includes a main lodge, 19 wood frame rustic cabins, 2 luxury log cabins, 79 RV camping sites, caretaker’s residence, ladies’ washroom/shower building, men’s washroom/shower building and several additional outbuildings. The resort is extremely accessible from the Lower Mainland with paved roads take you right to the resort entrance. Boat rentals are available for those looking to take on the big rainbow trout that inhabit Tunkwa Lake. There are miles of hiking and biking trails, birding/wildlife viewing opportunities and a playground for the children. You’ll find Tunkwa Lake easily accessible by car and centrally located. The resort is not far from the community of Logan Lake and an easy picturesque drive to the City of Kamloops. Truly one of the premier resorts in close proximity to the Lower Mainland enjoying steady repeat business from serious and non-serious anglers, families, church groups, family reunions, couples both young and old, and small groups.

    This resort has incredible occupancy rates. At only 3 hours to the Lower Mainland the resort is booked solid with 90% of guests coming from the Fraser Valley and its ever growing population. There is a tremendous opportunity to expand the resort in order to meet the strong demand for accommodations as the LRT-2 Zoning allows for resort and commercial activities such as a restaurant, bar, store, tour business, etc. The lot coverage in the LRT-2 zoning allows for 35% of the 18 acre property to be covered in buildings, and currently less 1% is actually used for buildings. Based on the high demand for the existing cabins, you can expect a quick return on investment if you were to build of additional cabins/motel-like buildings. A new, 500 square foot cabin would cost approximately $80k to build and would be rentable for $225 per night.     The Lodge

    The 1,664 square foot lodge is predominantly open design with the majority of the floor area having a vaulted ceiling. This wood frame one-storey building has a commercial store/reception office area in the front with the rear half consisting of a kitchen with a built-in dishwasher, 2-piece washroom, 4-piece bathroom, bedroom, laundry and storage rooms.

    Rustic Cabins

    The 19 rustic cabins have been well-cared for and updated over the years. The cabins range in size from 168± square feet to 461± square feet with the average size of all 19 cabins being 297± square feet. The cabins consist of three different layouts with an open studio unit as well as one-bedroom and two-bedroom floor plans. Each cabin has a small fridge, propane-fired cook stove and a wood heater. Each of the cabins has a 15-amp electrical service with interior incandescent lighting. These cabins are snug and warm with each cabin having its own woodstove.

    Luxury Cabin 1

    Luxury Cabin 1 is a custom built 1.5-storey 1,378 square foot log home with vaulted living room ceiling. Cabin features include the main floor bathroom with stand up shower, the upper bathroom with 6′ soaker tub, both with twin sinks in the vanities and flushing toilets. The kitchen is fully equipped, including a breakfast bar, Jennair stove, full size fridge, dishwasher, all cooking and eating utensils, bagel toaster, crock pot, etc. Leather couches, 12 person dinner table with chairs etc. A large BBQ is located under the large covered porch and propane is supplied to guests. There is a corner propane fireplace for the living area as well as a large screen TV with a DVD player and basic satellite service. Bedrooms and bathrooms have electric baseboard heaters with wall mounted thermostats.

    Luxury Cabin 2

    Luxury Cabin 2 is a custom built 1.5-storey 732 square foot log home with vaulted living room ceiling. Cabin features include a fully equipped kitchen (but no dishwasher). There is one complete bathroom, with shower/tub. There is a Weber BBQ located outside the cabin. A flat screen TV, DVD player, with satellite service, is mounted on the living room wall. This cabin has great views over the resort and across the lake. This cabin is also a 3 bedroom which could sleep 8 (but realistically, is better suited for 4-6 adults).

    RV Sites

    There are 54 annually rented RV camping sites and 25 short term rental RV camping sites available for a total of 79 RV camping sites. None of the camping sites are serviced. All tenting campsites and RV sites have fire pits and log picnic tables. The area where the campsites are located is mostly grass mixed with flat gravel pads. There is plenty of room for even the biggest RVs and groups. All tenting campsites and RV sites are close to the lake with 10 sites on the lakeshore.

    Caretaker’s Residence

    The caretaker’s residence is a one storey 623 square foot building with lower vaulted ceiling. The residence includes a laundry room with a 2-piece washroom, kitchen, dining area and one bedroom. There is an enclosed porch on the west side of the building and a deck and a detached storage shed on the east side. Heating to the home is provided by a wood heater, which keeps it snug and warm through the winter months.

    Ladies’ Washroom/Shower Building

    This well maintained 480 square foot building has toilet stalls, shower stalls at the north end and wash basins. This building is handicap friendly. Hot water is provided to this building as well as the men’s washroom/shower building via on demand which is fired by propane with heating provided by electric baseboard heaters.

    Men’s Washroom/Shower Building

    This 369 square foot building has two toilet stalls, three stainless steel sinks and two shower stalls. This building is handicap friendly. Hot water is provided to this building as well as the men’s washroom/shower building via on demand which is fired by propane with heating provided by electric baseboard heaters. This building has been renovated in recent years and is in good condition.

    Additional Buildings

    There are various outbuildings including wood and storage sheds, outhouses and utility sheds. All these buildings are of wood frame construction and are in good shape. The property has 8 new outhouses and 28 new custom wood timber picnic tables that have been added in the last one to two years.

    It should be note that some of the area surrounding the resort was affected by a wildfire in the summer of 2021. The fire has removed the excess fuel that has presented a fire hazard in the BC Interior in recent years. The area surrounding the resort is now one of the safest spots from a fire risk perspective in British Columbia.

    Located in the sunny southern interior Thompson Nicola region of British Columbia, Tunkwa Lake is a 20 minute drive from Kamloops and Logan Lake, and only a 3.5 hour drive from Vancouver, BC.

    Due to Tunkwa Lake’s elevation the area yields cool evenings even in mid-summer. Guests and residents enjoy approximately 2,000 hours of sunshine and warm days per year, and are fortunate to have very few mosquitoes or biting bugs. The resort is surrounded by Provincial Park lands, adding to the peaceful setting.

    Tunkwa Lake Provincial Park contains two large, man-made trout-fishing lakes, Tunkwa and Leighton, and is comprised of 5,100 hectares of grassland, forests, creeks, wetlands and lakes on the Thompson Plateau. The lakes are man-made and contain rainbow trout fisheries amidst protected mid-elevated grasslands, forests, lakes, and wetlands. This is a year-round recreation area, noted for camping, hunting, horseback riding, wildlife viewing, fishing, cross-country skiing, and snowmobiling.

    Tunkwa is considered to be one of the richest of the interior lakes, and produces an absolutely huge chironomid hatch in the spring. The area is surrounded in many bays, peninsulas and shallow patches at the north and south ends. Several streams feed the lake on the south side. The fishing camp and campsites are on the east side along with some private residences.

    This is open range land where you will see herds of cattle moving and feeding at their leisure. Ranching continues to be active in these highland plateaus. The ranching history of the area lives on here as cattle graze and cowboys still ride the grasslands.

    The nearest town to the resort, Logan Lake, is a quaint community with a population of 2,255 residents (Censis 2021).

    Nearby Kamloops is a highly desirable city in the interior portion of BC. Its ideal climate, location and more attract buyers from all over the province and country. A mix of family friendly neighborhoods, amenities, well rated schools and Universities, as well as a slew of outdoor activities that blend perfectly with all lifestyles. Lac la Jeune, McConnell Lake, Mamit Lake, Greenstone and Epson Provincial Parks are a few of the nearby hiking favorites to enjoy soaring mountain peaks and scenic beauty.

    Wildlife Photography

    The park abounds with wildlife viewing opportunities. A portion of the Douglas-fir/lodgepole pine forest were logged in the past, resulting in a variety of habitats for moose, deer, black bear, cougar, lynx, bobcat, marmots, kestrels, bald eagles and grouse. The swamps and ponds are home to waterfowl including geese, loons, grebes, sandpipers and many species of ducks. Ground-nesting meadowlarks, vesper sparrows and curlews inhabit the grasslands.

    Golf

    There are 12 golf courses within 20 minutes of nearby Logan Lake, including the world renowned Tobiano Golf Course which is voted #1 public golf course in Canada. This billion dollar golf course and community is set on a spectacular location high on the bluffs overlooking Kamloops Lake.

    History

    Tunkwa Lake was named after the Indian word “Toon- kwa” which means Goose Lake. It was established as a Provincial Park in 1996 out of recommendations from a Provincial Management Plan process for the area.

    Tunkwa Lake was chosen as a venue lake for the 1993 World Fly Fishing Championships.

    The nearby town of Logan Lake is relatively new, having been founded in the 1960s and 1970s to support copper, molybdenum and other mineral mining operations located south of the town. The Village of Logan Lake was incorporated into a district municipality in June 1983.
