    Hay U Ranch Resort is a newly developed RV park between Cranbrook and Creston on Highway 3 (Crowsnest Highway). The park is comprised of 35 riverfront sites and 105 additional sites and set on 2 titles of land totaling 101.59 acres. Many of the sites are ideal for park models and seasonal or year-round living suitable. One of the most appealing features is the Moyie River gorgeously flows for three quarters of a mile through the land and it is very accessible from the sites and the 35 riverfronts in Phase 1 are extremely appealing. All of the sites have sewer, treated water (regulated between 75 to 100 psi), phone, power (30 and 50 amp) and cell coverage. The owner spared no expense with a very modern sewage treatment plant that is easy to operate.

    In terms of improvements Hay U Ranch has a large 5,000 ft2 covered shed for boats and equipment storage (an ideal perk for RV owners and a site selling feature to offer covered storage), common washroom/laundry, 2,000 ft2 three bedroom house currently occupied by the caretaker, tool shed, workshop and a restaurant that has just been leased out.

    With lots of open land (5 acres of common land) there is lots of room for recreation - they have small pitch and putt set up, open fields to throw the Frisbee or football, volley ball net and a small playground. The owner is also in the process of creating privacy buffers between some of the open sites by planting hundred of trees.

    The RV Resort (Phase 1 and potential Phase 2) are located on one side of the highway and approx. 60 acres is on the other side of the highway. The property does not have any zoning which opens it up for lots of ideas (motel, store, restaurant, industrial, etc.). The land also has its own rock and gravel for a development idea. Included in the sale are a dump truck, excavator, compactor, golf cart and tractor/mower.

    The resort took 7 years to develop and is fully permitted with all environmental reports completed and approved. The owners are selling the resort because the partner who was planned to manage and oversee sales and who knew the RV market well has sadly passed away.

    Longer term, Phase 2 is possible and has the water and sewer capacity for another 150+ sites (40 riverfront). The estimated cost to construct Phase 2 and up to 150 more sites is about $5,000 per site. The successful business model with parks in the area is to sell the lease rights at $15,000 to $20,000 for non-riverfront sites and $25,000 to $35,000 for riverfront. One could discount this to accelerate sales and reap a quicker return of capital. You would then have a stable income flow from the sites.

    Only a few lots have sold so the maximum potential return remains to set up a sale/lease set up. It should also be noted that short term RV sites in the area are in low supply in the local area so sectioning off part of the resort for short term use a considering.
