This is a great chance to own a substantially renovated home on 40 acres which includes a large hay field and possible marketable timber for extra income. Enjoy the privacy, peace and quiet of this property with close proximity to lnterlakes shop area, Lone Butte and just a half hour to 100 Mile House.

All house renovations have been professional completed and to code. A list is included in this Brochure under Improvements.

The property is accessed by a Forestry Road for approximately 1/4 km from Highway 24 and maintained by a private property at its end.

Outbuildings include a 28 x 24 ft detached workshop/storage shed, open ended 25 x 15 ft hay barn and wood shed in fair but still usable shape. The hay field is perimeter fenced.

The front mud room of the house has been adapted for a dog grooming home based business and includes a plumbed dog wash tub and office space. This area could also easily be outfitted with the new trend of a dog shower area to clean pets before they access home interiors. Also alternatively the tub could be removed and a small 2-piece washroom built or a free standing wash basin and vanity could be provided in that area.

    Area Data

Located in the Central Interior of BC, the South Cariboo covers an area north to Lac La Hache, west to the Fraser River, east on Highway 24 (also known as the Fishing Highway) towards Little Fort (Highway 5) and south to 70 Mile House. Famous for its host of fishing lakes, resorts, abundant wildlife, excellent bird watching, rich history and all four fabulous seasons, the South Cariboo holds something for everybody.

The main business centre is the village of 100 Mile.H ouse offering all the amenities of a small hospital and care centre, community ice rink, banks, medical offices, pharmacies, financial institutions, grocery outlets and retail shops, a secondary school and a choice of elementary schools. There is a population of about 2,000 and including the surrounding outer communities it services close to 20,000. Williams Lake, 1 hour to the north and Kamloops 2 hours to the south are the nearest larger centres with Vancouver approximately 5 hours away.

The 100 Mile House area experiences all four seasons with moderate hot temperatures in the summer months and abundant snow with cold temperatures in the winters. The spring and fall produce ample rainfall to maintain a vibrant eco system of lush evergreens and aspen trees and a ground cover of soft grasses, clover and wild strawberries.

Many varieties of sports and outdoor activities can be enjoyed year-round. Spring, summer and fall activities include biking, hiking, horseback riding, ATVing, tennis, golf, swimming, boating, fishing, canoeing, kayaking and water skiing. Winters bring out cross-country and downhill skiers, ice skaters, snowshoers, snowmobiliers and ice fishing. 100 Mile House has both an ice hockey arena and team, as well as a curling rink. The various rural communities host their own social activities, fairs and rodeos throughout the south Cariboo and there are many guest ranches in the area welcoming overnight stays and the adventure of riding the ranges.

History buffs can explore the village's origins as a fur trading station as well as its key role as an 1860s stagecoach stop on the Gold Rush Trail to Barkerville. There are outdoor murals honouring the area's early pioneer families in the downtown core and a photo opportunity featuring an original Barnard Express Stage Coach. The 108 Mile Ranch Historical Site features a number of period buildings and welcomes visitors to enter the main house and view life in past times.
