    Description

    One of the most exceptional and desirable private lakefront enclaves in the BC Interior. Amazing 62 acres situated in Seymour Arm on Shuswap Lake access to the property is by boat, float plane or helicopter. As you approach by boat in the calm waters of the bay you will first notice how the property takes in the large private beach at the end of the bay with approximately 1,750 feet of waterfront. The beach has a perfect south southwest exposure and consists of sand and small pebbles perfect for relaxing in a lawn chair or the having the kids playing along the lake shore. The crystal clear waters of “Beach Bay” warm-up in the summer faster than the main body of the lake and the blue skies and toasty weather the Shuswap is known for will have you swimming in the lake daily.


    After parking the boat at the large aluminum private dock you’ll notice the property’s various buildings tucked into the lush evergreen forest. The buildings almost layout the chronology of the property from 1910 to present with 2 log cabins originally build in approximately 1910 and the main modern “Villa” built in 1995.


    The off-grid systems are excellent with three 1,000 lbs. leased propane tanks which are conveniently filled by fuel barge as needed. Electricity to the compound is first class with a “back up” to the “back up” system. One of the best-selling features of this estate is the Pelton wheel system which draws water from a year-round creek up the hill behind the property. There is a current water licence on the creek and the Pelton system can be turned on or off as needed. The reservoir on the creek is approximately 1500 feet from the buildings with a 90 foot elevation drop providing 25 - 35 PSI. Water is provided by a 1.5 inch water pipe, the majority of which is running at least 5 feet underground. This water licence also supplies domestic water to the buildings and an automatic sprinkler system for the large garden. In addition to the Pelton system there is also six solar panels providing power to twelve 2 volt batteries. The system converts 24 Volt to 115 V and a 4500 Watt inverter provides triple redundancy to the system. There is also a backup propane generator connected to the electrical grid.


    Improvements to the property include the following:


    The Main House “The Villa”
    Built in 1995 “The Villa” is a two-story home with full unfinished basement. It looks completely at home tucked amongst cedar trees overlooking the lake. Approximately 3,500 ft2 on three levels with cedar shake siding and a metal roof. There are two large bedrooms on the main floor including the master which overlooks the lake and a large open room upstairs with room for five beds. The home has maple hardwood floors through all finished areas except for the basement which is unfinished aside from a three-piece bathroom. Security and protection for the home are added by roll shutters on all windows on the main floor and basement. A wraparound deck provides excellent views of the lake and is the perfect place for enjoying the sunrise with a morning coffee. Although this is off-grid living, you are absolutely not doing without as the home has three propane fridges and a chest freezer, a propane washer and dryer, the propane kitchen stove and an on-demand water heater that never runs out of hot water. Heat is provided to the home by propane heaters throughout the building, on the main floor there is a wood burning Heatilator fireplace and a wood burning furnace in the basement. The Villa is serviced by a septic tank and field which was updated in 2016.


    The Pan-Abode
    This circa 1950s pan-abode cabin has been lovingly maintained through the decades and is still quite livable today. Check out the photos of this cabin and its awesome character. A fireplace with wood-burning insert keeps the two bedrooms and large central living area snug and warm. Serviced with a propane hot water tank, electrical and propane lighting. Includes two bedrooms, a three-piece bathroom and exceptional views of Beach Bay.


    Summer Kitchen
    Throughout the years the summer kitchen has served as the central meeting area for meals and parties with a large kitchen area and covered and screened porch overlooking the lake. There are wood floors throughout, a metal roof and large double sink. The Summer Kitchen is serviced with a propane hot water tank, propane fridge, wood-burning stove and propane lighting. This building has its own septic tank and field installed in 2016.


    2 Log Cabins
    These two cabins are believed to have been built in approximately 1910. Each cabin sleeps four and are rustic cabins with no electricity and cedar shingle roofs. Great for overflow from parties or large family gatherings.


    Bathhouse
    No beachfront property is complete without a conveniently located shower house. The bathhouse has a metal roof, concrete floors, electrical lighting and power outlets. The house has a shower, two sinks and a toilet. This building has a septic tank with effluent storage tank which is automatically pumped to the upper septic field (installed in 2016). There is also a storage area for canoe, chairs etc.


    Machine/Tool Shed
    Built in 1980 the toolshed has a concrete floor, electrical lighting and power outlets; provide secure storage for your “hardware store” away from home.


    Quonset Building
    An extremely solid and secure metal Quonset with concrete floor electrical lights and power outlets. This building was built in 1997 and houses the large pieces of equipment used on the property such as the backhoe and ski boats. Approx. size is 20 x 40 feet.


    Small Gas Storage Building
    Concrete floor with cedar shingle roofing. Used for secure storage of fuel.


    This restorative family retreat is one of the most peaceful and quiet locations on Shuswap Lake. It’s a true four season recreational property and the perfect place to entertain family and friends. Typically the property is accessed by boat from moorage at Sicamous, although the calm bay is perfect for a floatplane and there’s a large open flat area behind the home where helicopters have landed in the past. The small community of Seymour Arm is located approximately 8 km north of the property as the crow flies and does have some amenities including basic groceries and fuel docks.     A year-round creek flows through the property out to the lake, with the fishing out in front of the property being quite productive. Wrights Lake is only a 30-minute walk east from the cabin through the forest and provides anglers with excellent fishing for trout. There are a number of parks and hiking trails in the area all within a short 10-minute boat ride.     Seymour Arm, known historically also as Ogdensville or Ogden City and Seymour, is an unincorporated area and former town located at the head of the inlet of the same name on Shuswap Lake in British Columbia. Located at the mouth of the Seymour River, adjacent to Silver Beach Provincial Park, and functioning as the disembarkation point for trails over passes across the Monashee Mountains connecting that river's valley to that of the Columbia River, and navigable by water from Savona at the farther end of Kamloops Lake.

    History

    Seymour Arm became the location of a bustling boomtown serving travellers to the Big Bend Gold Rush on the Columbia which grew up around a Hudson's Bay Company post founded at the start of the rush in 1865. With a peak population of 5,000 Seymour Arm had 13 stores, 11 shoemakers, 8 wash houses, 6 barber shops, 6 physicians, 6 saloons, 5 bakeries, 3 restaurants, 2 blacksmiths, 1 bath-house, 1 drug store, 1 stationery shop, a coffee and doughnut stand and a livery stable. The town was destroyed by fire in the late 1860s but was revived again by English developers promoting the Seymour Arm Fruits Land Company, and a post office, hotel, school and hotel were established in 1910. The hotel closed in 1925 and by 1940 the town was largely abandoned, save for a few remaining settlers. Today the hotel, since reopened with a restaurant and pub, and one of the orchard-era mansions remain, and the locality is a farming and recreational community.
