    Description

Quality year-round home just steps to the lake in the lakeside community of “The Sands” on East Barriere Lake.

This 3- to 4-bedroom home is privately situated on a 0.20-acre lot with well established landscaping. Also on the land is a 24 x 24 ft detached shop with 10 ft ceilings; the ideal place to store toys or work on projects. The third structure on the land is a smaller gear shed.

As you enter the house on the lower level there is a mudroom with lots of closet space opening up to a small laundry area with set tub and a full 4-piece bathroom. This is the perfect lay out for the outdoor person to come in and remove their outdoor gear, pop in to use the bathroom without being a nuisance and to store jackets, hats, helmets, gloves etc. Beyond the mud room is a lower-level rec room with tile floors for easy cleaning and a pellet stove to keep it nice and toasty in the winter and help dry out any wet gear. Also on the lower level are two rooms, one with a murphy bed and closet and a second (former bedroom) that has been converted into a large storage room with lots of shelving.

The second storey and loft levels of the home have been completely renovated and updated with bright colors, high end plank flooring, new cupboards and counter tops, all accented with high vaulted ceilings. On this level you will find a large open living/dining and kitchen with wide island, high end appliances and heaps of drawers and cupboard space. Off the kitchen is access to a large deck with hot tub overlooking the lake. Back inside the home, the living/dining area has a wood stove and nice open conversation space between it and the kitchen all with easy access to a main floor full bathroom. Adjacent to this open space is a large master suite with 3-piece en suite bathroom, two beautiful vanities and a walk-in closet.

The upper level is mostly open vaulted ceilings with a nice landing/loft area overlooking the main floor, a great space to watch TV, play games, reading . . . the grand kids love it! Then there is a massive bedroom that has two queen bed and still heaps of space. This space works very well with guests with kids, perfect for two siblings to share, or as an office/hobby room.

Included with the sale is dock space on a shared beach area and dock (shared with 6 owners, each having their own dock space). The beach and dock are about 450 feet from the house. From here one can spend the day enjoying the warm summer waters or head out to explore the 10 km long East Barriere Lake.

The ownership structure is a 210-year lease on the land (commencing in 1991). Annual dues for water, sewer and roads are currently $1,100 a year. This is an excellent way to get high quality lakeside living at a fraction of the cost. Bank financing is typically not possible on a lease. Private lenders or taking equity from a primary residence. Most owners here are season/recreational owners but a few live year-round.
