    Description

Flynn’s Cove presents a very special opportunity to acquire a remarkable 112-acre retreat on Nootka Island off the West Coast of Vancouver Island. The property is off the grid, fully functional and self-reliant with power, sewer, and water. Improvements include a 3-bedroom, 2-bathroom main home, four private guest rental cabins sleeping 24 guests, a small studio apartment ideal for staff accommodation, and multiple shops and outbuildings.

It is on the south side of Esperanza Inlet with 2,600± ft of oceanfront surrounding Flynn’s Cove that is sheltered by a string of small islands that provide safe moorage on the private dock.

The private road to the south end of the property is the only access to Owossitsa Lake and the 1,700± ft of lakefront. The 1.8 km long lake has lots of room to land a float plane, has excellent cutthroat fishing, and is a great place to swim, with a small dock and swimming platform.

Part of the property was logged over 30 years ago and there remains a significant stand of valuable cedar, fir, hemlock, and yew. The buyer will be responsible to determine volume, quality, and value of the timber.

The infrastructure and services of water, electrical, septic, communications, roads, and docks are developed and well above that typically found in the remote recreational properties of this region. The electrical system has 3 directional solar arrays that capture all day sunshine, a Pelton Wheel, generator, Schneider inverter, and 48 V battery system. This system is to BC electrical code and completely approved.

The 3,400± sq. ft. of outbuildings includes workshops, garage, utility systems buildings, woodsheds and more. The 4,000± sq. ft. of residential buildings are fully furnished and equipped and ideal for cottage rentals.

There is no zoning, and no building permits are required. An Archaeological Survey and Report was completed in 2007.

    History

Occupied for over 100 years, Flynn’s Cove was as originally known as Newton’s Farm for Stanley Newton the original homesteader, it then became the Central Island Post office and finally Flynn’s Cove when it was owned by Wally and Bethine Flynn who lived there for several years.

Bethine Flynn wrote 2 books, Flynn’s Cove and The Flying Flynn’s, about their life on Nootka Island and the BC coast. We had the privilege of meeting Bethine when we sold the property to Ann the current owner in 1993. She was wonderful and told us of walking up to the lake to catch trout for dinner, going out on the ocean for a few minutes to catch a salmon and dramatic stories of flying their plane up and down the coast in all kinds of weather providing veterinary service. When Bethine met Ann she very much wanted Ann to own the property. Ann has lived there ever since and remains in touch with Bethine’s family.
