    Description

Located in one of the most picturesque locations in BC, this 8.83 acre commercially zoned acreage presents an amazing opportunity to generate income while experiencing the high quality of life offered in the stunning East Kootenay region. The property is located only 160 metres from the shores of Tie Lake, and a 3-minute walk to the public lake access for lakefront recreation and launching your fishing boat. Tie Lake is located approximately 4 km north of the village of Jaffray off Highway 3. The lake is well-known for its boating, canoeing/kayaking, watersports (motor boats allowed) and fishing opportunities. The lake supports species such as smallmouth bass, rainbow trout and brook trout. The property backs directly onto a massive area of Crown land teaming with wildlife, including, deer, elk, moose and bears. This outdoorsman’s playground is right out the properties back door and can be explored on foot, ATV, truck or snowmobile.

Although the current owner has been primarily utilizing the property for their own enjoyment, the business opportunity is obvious. The property has a rare and valuable C-3 zoning and is already approved for a 38 lot RV park. These are large RV sites, approximately 50’ x 50’ in size. The seller has already developed 13 RV spots with 30-amp power, sewer and water. The bulk of the work is already done, all infrastructure in place. The property comes with its own 500-gallon propane tank and a massive 500-amp BC Hydro power source which runs into the main house, then with lines running out to the yard to accommodate future expansion. The main sewer system is fully approved by the Regional District, which includes a large main tank for solids with gray water pumped up the hill to a septic field. The property also has a productive well that is more than ample for the buildings on the property, with enough additional water to irrigate the exterior trees and gardens. When visiting the property, you’ll really get the sense that the seller is meticulous about the maintenance of the property. These are the type of people you want to buy real estate from.

Please note the seller has not been operating the property as an RV park, so financial statements are not available.

The property also includes the owners’ home, a 860 sq. ft. studio apartment and huge 28’ x 30’ two-bay shop plus 30’ x 10’ overhang/carport and bonus room. The shop includes 3 different heating options, including and overhead heater, wood stove and in floor heat. The back part of the shop exterior has an additional area for dry storage of firewood or equipment. A separate well build 24’ x 24’ covered parking area keeps your vehicles out of the elements, and if you have lots of equipment and toys, the yard has massive graveled area to accommodate all your big boy toys and equipment. Additional outbuildings include a 24’ x 11’ storage building, shown in the photos. It’s the blue building.

    Area Data

Jaffray is a small rural community located in the East Kootenay region and lies southeast of Cranbrook and near the northern edge of Lake Koocanusa. The area is characterized by its relatively flat terrain within the Rocky Mountain Trench, featuring open woodlands and grasslands, and is surrounded by the picturesque Steeples and Lizard Mountain ranges.

The community is near several notable lakes, including Rosen Lake, known for its clear, spring-fed waters and mountain views, and Tie Lake, popular for fishing, boating, and swimming during the summer months. Additionally, Kikomun Creek Provincial Park, located nearby, offers camping, hiking, and wildlife spotting opportunities.

The community maintains a rural charm, with local businesses and shops providing essential services and unique products, fostering a close-knit atmosphere. Jaffray also hosts various events and festivals throughout the year, showcasing local culture and bringing people together.

The climate in Jaffray features cold winters and warm, dry summers, typical of the East Kootenay region.

    Vegetation

The landscape is characterized by open forests dominated by Ponderosa pine, Douglas fir, and western larch, interspersed with grassy meadows and shrub-covered slopes. Along lakes and creeks, you'll find stands of cottonwood and willow, with lush riparian undergrowth. The area's relatively dry climate supports a mix of native grasses, wildflowers, and sagebrush, giving Jaffray a distinctive blend of forest and open grassland vegetation.

    Recreation

Recreation in Jaffray, British Columbia, and its surrounding areas centers on the region’s natural beauty, with a wide variety of outdoor activities available year-round. Located in the East Kootenay region, Jaffray is surrounded by forested landscapes, mountain ranges, and freshwater lakes, making it an outdoor haven.

In summer, one of the top draws is Tie Lake, located just southwest of the community. It’s popular for swimming, paddleboarding, kayaking, canoeing, and boating, with warm, calm waters and forested shorelines ideal for day trips or lakeside cabin stays. Rosen Lake, just north of Jaffray, is another serene destination, known for its clear, spring-fed water, making it a favorite for swimming and small craft boating. Fishing is popular on both lakes, with stocked rainbow trout being a regular catch.

Nearby Kikomun Creek offers a range of recreation, including camping, hiking, biking, and horseback riding. The park also provides access to Lake Koocanusa, a large reservoir lake that supports more adventurous boating, waterskiing, wakeboarding, and sandy beach lounging. The park has several maintained trails and wildlife viewing opportunities, especially for deer, elk, and waterfowl.

In the winter, the surrounding region becomes ideal for cross-country skiing, snowshoeing, and snowmobiling. While Jaffray itself is more low-key in terms of built-up winter recreation infrastructure, it's within an hour’s drive of Fernie Alpine Resort, a major ski destination with extensive downhill terrain and snowboarding facilities.

Hunting, ATV riding, and backcountry exploration are common year-round activities in the Crown land and backroads that surround Jaffray. Local outfitters and tour guides cater to those looking to explore more remote areas or fish for Kokanee and other species on Lake Koocanusa.

    History

Jaffray has its roots as a small railway and agricultural community in the early 1900s. It was established along the route of the Crowsnest Pass Railway, part of the Canadian Pacific Railway expansion through southeastern British Columbia. The railway brought settlers, trade, and opportunity to the area, with many early residents involved in farming, ranching, and logging. The community gradually developed as a modest service center for the surrounding rural and resource-based economy.

Over the decades, Jaffray remained small but steady, preserving its rural character while adapting to recreational and residential growth. The area’s natural beauty and proximity to lakes and mountains attracted seasonal visitors and cabin owners, especially from Alberta. While it never grew into a large town, Jaffray developed key local amenities like a school, general store, and volunteer services, continuing its role as a quiet, close-knit hub in the East Kootenays.
