    Description

Imagine waking to the sunrise spilling across the valley as you step onto the deck off your primary bedroom, coffee in hand, taking in sweeping mountain views that stretch as far as the eye can see. Below, the horses knicker softly at the fence line, waiting for the day to begin. After breakfast you saddle up at the hitching rail, swing a leg over, and ride straight out from your own property onto miles of trails across neighbouring Crown land. No trailer, no drive, no schedule. Just you, your horse, and the open country. And when you ride back home, the real fun begins.

A True "Disneyland for Horses": The Largest Private Mountain Trail Course in BC

This is not just an acreage with a riding ring. This property is home to the largest private mountain trail course in British Columbia, a thoughtfully designed training ground that brings the challenges of the open range right to your back door. Wind your way across bridges, through tunnels, past waterfalls, along streams and around ponds, with more than 50 natural obstacles of the kind you and your horse would meet on the trail or out on the range.

Built with care and refined over years, the course has welcomed hundreds of riders who came to connect, train, compete and simply have fun with their equine partners. Whether you're bringing along a green horse, sharpening your competition skills, building confidence on the trail, or hosting clinics and events, this course offers an experience that simply can't be found anywhere else in the province. It is a rare, truly one-of-a-kind feature that sets this property apart from anything else on the market.

The property has been planned out with a level of efficiency that only comes from real-world experience. The site accommodates 30 to 40 horse trailers, with 40 corrals in the bottom field and an upper field able to host another 20 to 30 horses. Most paddocks have water, five outhouses are already in place, and the beautifully maintained gravel driveway winds its way up past the mountain course to the main yard. Every part of this land is usable, and every part of it has a purpose.

At the heart of it all sits a warm, welcoming 2,000 sq. ft. home with 3 bedrooms and 2 bathrooms, finished with lovely western-inspired updates and a durable metal roof. Large windows throughout frame the stunning views from nearly every room, so the landscape becomes part of your everyday living.

The main floor is open concept and made for gathering, with a kitchen featuring new stainless steel appliances that flows into the dining and living areas. The showpiece is a large rock wood-burning fireplace, the perfect spot to settle in on a crisp Interior evening. The primary bedroom is conveniently located on the main, with its own deck access to those unforgettable sunrise views. Large bay windows on both levels bring the outdoors in.

The walkout daylight basement offers two generous bedrooms and a comfortable recreation and media room wired for surround sound, ideal for movie nights, family gatherings, or giving guests their own space.

Step out from the kitchen onto the covered porch overlooking the tranquil koi pond, a peaceful place to unwind at the end of the day. Entertain friends at the covered outdoor kitchen and BBQ area, toss a few rounds at the horseshoe pit, or simply enjoy the beautiful lawn, landscaping and apple trees. Your feline family members will love the large Catio, and or a chicken coop means fresh eggs every morning, you choose or let the cat decided. There's a carport for the vehicles and a stocked woodshed ready for winter.

For extra guests, a charming 16 x 14 ft cabin, originally built as a pottery barn, offers a cozy getaway of its own, perfect as a guest cabin, studio, or creative retreat.

Every detail has been considered for the horse owner:

    • Huge 106 x 223 ft riding arena with good footing, gates at each end and judges' stands
    • Solid 60 ft round pen, perfect for training and groundwork
    • Heated tack room in front of the house (converted small garage) with hitching rails right outside, so you can tack up in comfort year-round

    Area Data

Tucked into the heart of BC's sunny southern Interior, the Nicola Valley is true cowboy country, a landscape of rolling grasslands, pine-dotted hillsides and big open skies where ranching has shaped the way of life for well over a century. Some of Canada's largest and most storied working cattle ranches still run their herds across these hills, and the western spirit is alive and well in every corner of the valley, from local rodeos and horse shows to the friendly wave you'll get from passing pickups on the backroads.

This is also lake country. Dozens of lakes lie within an easy drive, from sprawling Nicola Lake to quiet backcountry gems, making the area a favourite for fly fishing, paddling, camping and ice fishing in winter. The region enjoys a dry, sunny climate with warm summers and crisp, clear winters, ideal for riding nearly year-round and for spending as much time outdoors as possible. Hiking, hunting, mountain biking, snowmobiling and endless trail riding on surrounding Crown land are all part of everyday life here.

Just 15 minutes away, the City of Merritt offers everything you need close to home: grocery stores, feed and tack suppliers, farm and veterinary services, restaurants, schools, a hospital, golf, a recreation centre and a welcoming small-town community. Known as the Country Music Capital of Canada, Merritt celebrates its musical roots with murals and a walk of stars throughout downtown.

For bigger-city amenities, Kamloops is just 45 minutes away, with major shopping, Royal Inland Hospital, Thompson Rivers University and a regional airport. Merritt sits at the crossroads of the Coquihalla Highway and Highway 97C, putting Kelowna and the Okanagan roughly an hour and a half away and the Lower Mainland about three hours, so getting to shows, clinics and events across the province is easy.

Here you get the best of both worlds: the peace, privacy and freedom of authentic ranch country, with convenience never far away.

    Vegetation

The Nicola Valley sits in one of the most distinctive natural settings in British Columbia, where open grasslands meet forested hillsides and the landscape changes with every bit of elevation.

On the valley floors and lower slopes, native bunchgrass grasslands stretch across the hills, a rare and treasured ecosystem in BC. Bluebunch wheatgrass and rough fescue have nourished cattle, horses and wildlife here for generations, which is a big part of why this has always been such great ranching and horse country. Scattered through the grasslands you'll find silvery sagebrush and rabbitbrush, and in spring the hillsides burst into colour with bright yellow arrowleaf balsamroot, along with lupines and other wildflowers.

Moving up the slopes, the grasslands give way to open stands of tall, orange-barked ponderosa pine, then to Douglas-fir forests, with lodgepole pine and spruce at higher elevations. These open, park-like forests are what make the surrounding Crown land so wonderful to ride through, with good footing, long sightlines and shady trails on hot summer days.

Along the creeks, springs and wetter draws, you'll see groves of trembling aspen and black cottonwood that turn brilliant gold each fall, along with wild rose, saskatoon berry, chokecherry and other native shrubs that provide food and cover for deer, birds and other wildlife.

Together, this mix of grassland, forest and riparian greenery creates a landscape that's both beautiful and practical: excellent natural grazing, varied terrain for riding, and scenery that changes with every season, from spring wildflowers and lush summer green to golden autumn aspens and crisp, snow-dusted winter hills.

    Recreation

Few properties let you saddle up and ride straight from your own yard onto miles of Crown land, but here it's part of everyday life. Open grasslands, pine forests and quiet ridgelines are all right outside your door, with no trailer and no drive needed. Spend a morning on a short loop to stretch your horse's legs, or pack a lunch and disappear into the hills for the day. And when you get home, the largest private mountain trail course in BC is waiting for even more fun.

The same backcountry is a playground for ATVs, side-by-sides and dirt bikes. A network of forest service roads and backcountry trails winds through the hills around the Nicola Valley, leading to hidden lakes, sweeping viewpoints and great fishing and camping spots. Nearby Logan Lake is known for its huge trail system, with hundreds of kilometres of trails for hiking, biking, skiing and off-road vehicles.

The Merritt area is a well-loved destination for trail riders across the province. Popular spots like the Lundbom Lake grasslands, Kane Valley and the Rainbow Trails offer horse camping, corrals and trails ranging from easy to challenging, some climbing into the high country at 5,000 to 6,000 feet. Back Country Horsemen of BC has a strong presence in the area, helping build and maintain horse facilities and hosting a popular Thanksgiving gathering that draws riders from all over BC. The Rainbow Trails also host an annual endurance ride each summer.

The Nicola Valley Pro Rodeo is the highlight of the year in Merritt. Held every Labour Day weekend for more than six decades, it celebrates the valley's deep ranching and rodeo roots with two days of action in the arena, plus a free concert, a Saturday night dance, a kids' corral and a Sunday pancake breakfast with cowboy church. Throughout the season, local high school rodeos, horse shows and gymkhanas keep the western calendar full.

When the snow flies, the fun keeps going. The Merritt Snowmobile Club (Sled Merritt), active since 1972, manages a provincially approved trail system with riding areas at Thynne Mountain, Stoyoma Mountain, Honeymoon Lakes and Hooshum Ridge. Logan Lake adds cross-country skiing, snowshoeing, snowmobiling and skating, and the valley's lakes are popular for ice fishing.

Merritt has a growing mountain biking scene, with trails at Iron Mountain, the Swakum area, the Coutlee Plateau and Sugarloaf near Lundbom Lake. Hikers have their pick of trails for every level, and Logan Lake also offers golf, disc golf, geocaching and birding. With dozens of lakes in the region, fishing, paddling and camping are never far away, and Merritt rounds things out with golf and a recreation centre.

Whether your idea of a perfect day is a long ride in the hills, a dusty ATV adventure, a weekend at the rodeo or a quiet afternoon on the lake, this is the place to live it.
