    Description

Located west and southwest of Williams Lake along Chilcotin Meldrum Road, Moon and Meadow View Ranch represent one of the Cariboo-Chilcotin’s truly significant ranching properties. Steeped in the region’s storied cattle-ranching tradition, this expansive operation encompasses 6,424.11± acres of productive hayfields, irrigated land, improved pasture, native range, timberland and lush hay meadows spread throughout the western portion of the holdings.

This is a true 1,000-pair ranch operation, offering the scale, water, forage production and grazing capacity required to support a major commercial cow-calf enterprise. Approximately 728 acres are irrigated, supported by an 11-tower pivot, a 6-tower pivot and five-wheel lines. Together with the extensive private land base and Crown range, this infrastructure creates a well-balanced operation capable of producing feed while providing substantial seasonal grazing.

Water is one of the ranch’s most valuable assets. The property benefits from 38 water licences covering irrigation, storage, domestic use, stock watering and associated dam and diversion works. Two grazing licences provide a combined 5,909 AUMs, including 4,758 AUMs under RAN076874 and 1,151 AUMs under RAN076385.

The ranch headquarters and livestock facilities were developed to accommodate an operation of this scale. Approximately 1,000 feet of feeding corrals are complemented by concrete aprons, feed rails, load-out chutes and associated livestock-handling infrastructure. Extensive fencing, livestock shelters, hay sheds, a haystack yard and numerous supporting outbuildings further contribute to the ranch’s day-to-day functionality. Well water, hydro and telephone services are available at the main Moon Ranch headquarters.

A substantial collection of residential and operational improvements provides accommodation for owners, employees and guests. These include a primary log home offering approximately 1,600 sq. ft. on the main floor, a 1,600 sq. ft. basement and a 900 sq. ft. loft; a newer 1,200 sq. ft. one-bedroom log home; and an older 1,200 sq. ft. log ranch house currently used as a lunchroom. Meadow View includes a 1,120 sq. ft. three-bedroom residence with a full basement, as well as an additional 960 sq. ft. three-bedroom home. Further accommodation is provided by an approximately 900 sq. ft. log-frame duplex and two older single-wide mobile homes.

Operational improvements also include a 30' × 40' shop with a concrete foundation and floor, three-sided equipment-storage lean-tos, an older log-frame horse barn and a broad assortment of corrals, shelters, hay-storage facilities and ranch outbuildings.

Access is provided from Highway 20 via Chilcotin Meldrum Road, offering practical connectivity to Williams Lake while maintaining the privacy, space and natural character expected of a ranch of this magnitude.

Moon and Meadow View Ranch present a rare opportunity to acquire not simply a large landholding, but a complete and established cattle enterprise with exceptional water resources, extensive grazing capacity, substantial infrastructure and the scale to continue its legacy as one of the region’s premier ranching operations.

    Area Data

Williams Lake is the primary agricultural and commercial service centre for the Cariboo-Chilcotin and provides the essential infrastructure required to operate a large cattle ranch. The city is home to the BC Livestock Producers Co-operative stockyard, offering regular cattle auctions, special calf and breeding-stock sales, market reporting and electronic livestock marketing.

Ranchers have access to large-animal veterinary care, livestock feed, fencing, animal-health products, seed, fertilizer and general farm supplies. Williams Lake also supports several agricultural and heavy-equipment dealerships, welding and fabrication shops, hydraulic repair, commercial truck service, bulk fuel suppliers and freight companies.

Additional regional services include Cariboo Memorial Hospital, banking, legal and accounting professionals, building-supply stores and the Williams Lake Regional Airport. Located at the junction of Highways 20 and 97, Williams Lake provides reliable access to major livestock and agricultural markets throughout central and southern British Columbia.

The regional economy is firmly rooted in cattle ranching, agriculture, forestry, mining and transportation. This established service base, strong ranching culture and nearby cattle market provide important operational advantages for a ranch of this scale.

    History

Ranching has shaped the Cariboo-Chilcotin for more than 150 years. During the Cariboo Gold Rush, Williams Lake became an important stopping point where major pack trails met, creating strong demand for beef, horses, hay and other agricultural products. The region’s open grasslands, productive meadows and extensive Crown range allowed large cattle operations to develop, establishing the ranching culture that remains central to the area today.

The history of Moon Ranch is closely connected to Charlie Moon, one of the Cariboo-Chilcotin’s most accomplished early cattlemen. Born in Sussex, England, in 1872, Charlie came to British Columbia as a teenager in 1888. He travelled by rail as far as Ashcroft and then continued on foot to Riske Creek, where he worked for approximately four years at R.C. Cotton’s ranch.

In 1902, Charlie began acquiring land in the Chilcotin and, through decades of hard work and careful management, assembled one of the region’s notable ranching empires. His holdings eventually included the Meldrum Creek Ranch, Hillcrest Ranch, Till Place, Cassidy Place, Sheep Creek Ranch, Kinlock Ranch, Kinlock Meadow and several other homesteads and hay meadows.

Charlie was also instrumental in strengthening the broader cattle industry and was involved in establishing organizations that helped support and represent British Columbia ranchers. His efforts contributed not only to the growth of his own operation, but also to the development of the cattle industry throughout the Cariboo-Chilcotin.

In the early 1940s, Charlie divided portions of the ranching operation among his sons. The Meldrum Creek Ranch passed to his son Melville, whose family continued operating it for generations. The present Moon Ranch remains firmly rooted in this historic Meldrum Creek ranching country, with pasture and range units still carrying names associated with the original Moon holdings, including Meldrum, Till, Cassidy and Kinlock.

Today, Moon and Meadow View Ranch carry forward that legacy on a scale rarely found in British Columbia. The irrigated haylands, extensive Crown range, historic water rights and substantial cattle infrastructure reflect generations of development, hard work and stewardship. The offering represents an opportunity to acquire not only a major 1,000-pair cattle operation, but an important piece of Cariboo-Chilcotin ranching history.
