The remaining acres are unzoned and slope gently up the mountainside, offering plateaus, big valley views and plenty of building sites.
The property was selectively logged in 2021 and cleaned up very nicely, leaving solid roads for access all over the property. Since then, the land has greened up nicely with native grasses and young growth, and the mature ponderosa pine and fir left standing throughout give it an open, parklike feel.
The flats along the river sit in a quiet ranching and farming valley and are good ground for hay, pasture, a big garden or an orchard. The warm Boundary climate gives you a long growing season.
The Kettle Valley Rail Trail, part of the Trans Canada Trail, crosses the lower portion of the property near the river flats. The odd cyclist or rider passing by adds a friendly, neighbourly touch, while the property itself stays quiet and private.
Crown land borders the east and south sides for added privacy and room to roam. Farm the flats, build a home with a view, or hold the upper land for future development. Whatever the plan, the Kettle River Quarter has the land to back it up.
Rock Creek is about 5 minutes away, with fuel, a general store, a pub and West Boundary Elementary School (K-7). The Village of Midway, about 25 minutes east, has additional services, Boundary Central Secondary School (grades 8-12) and a border crossing into Washington State. School bus service runs throughout the area.
Osoyoos is about 50 minutes west, with grocery stores, banking and restaurants. Grand Forks, about an hour east, offers full shopping and services and is home to Boundary District Hospital with 24-hour emergency care. South Okanagan General Hospital in Oliver is about an hour away.
For big box shopping, Penticton is about an hour and a half away and Kelowna is under two hours north via Highway 33. Penticton Regional Airport is about an hour and a half away, and Kelowna International Airport, with direct flights across Canada and to the US, is under two hours. Vancouver is about five hours west via Highway 3.
Elk are abundant on the property, and with Crown land bordering the east and south sides, the hunting and exploring go well beyond the property lines. Over 2,000 feet of Kettle River frontage and a wide cobble beach give you your own spot to swim, float and fish for trout, and the solid roads make it easy to get around on foot, horseback, quad or side-by-side. The Kettle Valley Rail Trail crosses the lower portion of the property, with miles of hiking, cycling and riding in both directions.
The Kettle River Recreation Area is just up the trail, with camping, a public beach and a popular tubing run. Conkle Lake Provincial Park is nearby for camping, fishing and paddling. The surrounding backcountry also holds mule deer, whitetail deer, moose, black bear and upland birds, making this excellent hunting country.
In winter, Mount Baldy is under an hour away for skiing, and Big White is about an hour and a half up Highway 33. Golf, the beaches of Osoyoos Lake and the wineries of Osoyoos and Oliver are all within about an hour, and the Rock Creek and Boundary Fall Fair is held just down the road each fall.
Rock Creek is the oldest community in the Boundary, and it was built on gold. In 1859, prospector Adam Beam panned coarse gold from a bar on the creek, and by 1860 hundreds of miners were working Rock Creek and the Kettle River. When the American miners ran the gold commissioner out of camp under a hail of stones, Governor James Douglas came in person and warned he would return with 500 marines. The Dewdney Trail soon followed, linking the region to the coast.
In the 1890s, the Cariboo-Amelia mine at nearby Camp McKinney became the first lode gold mine in BC to pay substantial dividends. Gold bricks were packed out by horse, and legend says one stolen brick is still hidden somewhere in the hills.
The Kettle Valley Railway ran through the valley from 1915 until 1973. Its old grade crosses the lower portion of this property and is now part of the Kettle Valley Rail Trail.
The Kettle River forms the west boundary of the property. Crown land borders the east and south sides, with private land to the north. The Kettle Valley Rail Trail crosses the lower portion of the property.
