    Description

Located just 12 minutes (4.5 miles) north of Dawson Creek, this 160-acre property offers an exceptional combination of productive land, equestrian infrastructure, shop space, water, privacy, and a beautifully renovated residence in one of BC's most desirable agricultural regions. With easy paved access into town, the property provides the quiet rural setting buyers are looking for while remaining close to schools, services, supplies, and the regional amenities of Dawson Creek.

The land is largely flat and positioned atop a hill, providing stunning panoramic views of the surrounding countryside. The home is set well back from the road along a long private driveway, creating a peaceful yard site with excellent privacy and sweeping views in every direction. Groves of spruce trees line the west side of the yard, acting as an effective wind and snow break, while thoughtful drift fencing throughout the barnyard further helps manage winter conditions.

The property is fenced and cross-fenced, with three dugouts located throughout the property, including a very large, deep, fenced dugout near the main yard. Approximately 100 acres were seeded to alfalfa in 2024 at 20 lbs. per acre, with projected yields still to be determined as the stand continues to establish. The property also includes approximately 50± acres of pasture and a surface lease generating approximately $8,300 per year in additional revenue.

The residence is a 1995 deregistered manufactured home, measuring 16 ft x 70 ft, set on screw piles with a custom 24 ft x 30 ft addition constructed in 2005. Together, the home offers approximately 1,840 sq. ft. of living space with a wraparound deck designed to take advantage of the elevated setting and countryside views. The home has been extensively renovated and meticulously maintained, offering a modern and comfortable layout with ample room for family living.

A large mudroom entrance provides practical everyday function and opens into a spacious high-ceiling living area with an open kitchen and inviting central gathering space. The home includes a primary bedroom with ensuite, two additional bedrooms, a modern kitchen, generous living space, and heating systems that include forced air propane, WETT-certified wood heat, and baseboard heat.

The yard is highly functional and well set up for agricultural, equestrian, or oil and gas service use. The 2016 shop measures 40 ft x 54 ft and is heated, plumbed, metal clad, and finished with a concrete floor, 16 ft x 12 ft bay door, and 12 ft x 40 ft covered storage along each side. This is an ideal space for farm equipment, oilfield equipment, tools, vehicles, and general storage.

Also located in the yard is a 30 ft x 30 ft wired barn with 12 ft x 30 ft covered hay storage, an enclosed tack room, and an exterior frost-free water hydrant. Exiting the barn leads to new steel continuous panel horse corrals with new gates, three new Ritchie waterers, a fourth waterer plumbed in for future cross-fencing if desired, and two shelters. All of the waterers have been strategically placed with future cross-fencing in mind. Services extend to the house, barn and shop, with a cistern servicing the house and plumbing in place to service livestock if needed. The dugout services the barn livestock waterers, hydrant and shop.

East of the main barnyard, the sellers have commenced work on an impressive 180 ft x 280 ft outdoor riding arena. Posts are already installed and the ground has been turned over, with rails or panels required to complete the setup. Once finished, this arena will add significant value and function to an already strong equestrian property.

Properties with this combination of location, land quality, water, fencing, hay production, shop space, equestrian improvements, annual surface lease revenue, and a renovated family home are difficult to find this close to Dawson Creek. Whether used as a horse property, small farm, country residence, or rural base for agricultural or oilfield operations, this property offers a rare and highly versatile opportunity in BC's Peace River region.

    Area Data

Dawson Creek is a major service centre in northeast British Columbia and serves as a practical hub for the surrounding Peace River region. Located within the Peace River Regional District, the area is known for its wide-open agricultural land base, strong resource economy, and access to both rural and industrial services. The community supports a much larger surrounding trade area, drawing from nearby farms, ranches, acreages, energy projects, and smaller rural communities.

The regional economy is diverse, with major activity in agriculture, oil and gas, forestry, mining, transportation, construction, manufacturing, tourism, and renewable energy. Dawson Creek plays an important role as a commercial and service centre for these industries, offering access to trades, equipment, supplies, professional services, health care, schools, shopping, restaurants, accommodations, and recreation facilities.

Agriculture remains one of the defining features of the Dawson Creek area. The surrounding Peace Region is one of British Columbia’s most important farming areas, with production that includes grain, oilseeds, forage, livestock, and honey. Common crops include wheat, oats, barley, canola, alfalfa, fescue, rye, field peas, forage crops, berries, vegetables, greenhouse products, and fruit. Long summer daylight hours, productive soils, and a well-established farming community make the area well suited for grain farming, forage production, cattle operations, and mixed agricultural use.

Dawson Creek is also well positioned from a transportation standpoint. Several major highways connect the community to Fort St. John, Grande Prairie, Chetwynd, Tumbler Ridge, and the broader Peace Region. Rail service supports freight movement, while the Dawson Creek Regional Airport provides regional aviation, charter, and emergency service capabilities. This access helps support the movement of agricultural products, equipment, workers, and goods throughout the region.

Beyond its economic base, the area offers a strong rural lifestyle. Residents have access to hunting, fishing, camping, snowmobiling, horseback riding, hiking, boating, and backcountry recreation. Nearby rivers, lakes, agricultural valleys, forested areas, and large areas of Crown land provide year-round outdoor opportunities. For buyers seeking productive land, rural space, and access to essential services, Dawson Creek offers a strong balance between working land, community amenities, and Northern BC lifestyle.

    Recreation

Recreation in the Dawson Creek area is shaped by the region’s open farmland, river valleys, lakes, forests, and access to large areas of backcountry. The community offers a strong mix of organized recreation and outdoor lifestyle opportunities, making it well suited for families, working landowners, and outdoor enthusiasts alike.

Within Dawson Creek, residents have access to parks, walking trails, sports fields, arenas, curling, swimming, fitness facilities, golf, rodeo grounds, equestrian activities, and a wide range of community events. The city also serves as a convenient base for regional recreation, with nearby opportunities for camping, hiking, horseback riding, hunting, fishing, boating, ATV use, and snowmobiling.

The surrounding Peace River region provides year-round outdoor access. In the warmer months, residents enjoy fishing, paddling, camping, trail riding, and exploring nearby lakes, rivers, and rural landscapes. In the winter, the area supports snowmobiling, cross-country skiing, ice fishing, and other northern outdoor activities. With its combination of community amenities and access to wide-open country, Dawson Creek offers a practical and enjoyable lifestyle for those who value space, recreation, and the outdoors.

    History

Dawson Creek’s modern history is closely tied to agriculture, transportation, and northern development. The community takes its name from George Mercer Dawson, a geologist and surveyor who travelled through the area in 1879 while examining possible routes through the region. As settlement expanded into the Peace Country, Dawson Creek developed as a small farming community supported by homesteaders, local trade, and the surrounding agricultural land base.

The arrival of the Northern Alberta Railway in the early 1930s was a major turning point. With rail access came grain elevators, freight movement, passenger service, and new business activity, helping Dawson Creek grow into an important service centre for surrounding farms and rural communities. The community incorporated as a village in 1936 as its role in the region continued to expand.

Dawson Creek’s most significant period of growth came during the Second World War with the construction of the Alaska Highway. In 1942, the community became the southern starting point for the project, bringing thousands of soldiers, engineers, contractors, and civilian workers into what had previously been a small northern farming centre. The highway permanently changed Dawson Creek’s identity and established its well-known role as Mile 0 of the Alaska Highway.

After the highway was completed, Dawson Creek continued to grow as a transportation, agricultural, and resource service hub. Road, rail, and later air connections helped support farming, ranching, oil and gas, forestry, construction, and trade throughout the Peace River region. Today, Dawson Creek’s history is still reflected in its agricultural roots, railway heritage, and Mile 0 identity, giving the community a strong sense of place within northern British Columbia.
