7.14 leasehold acres with 2,300 ft of serene shoreline along Echo Lake. The only commercial operation on this crystal clear, spring-fed lake. Not just a profitable waterfront business, this is a rare legacy opportunity where families return year after year to fish, unwind, and create memories that last a lifetime.
Set along 2,300 feet of pristine shoreline within Echo Lake Provincial Park, this exceptional 7.14-acre leasehold resort rests quietly on the clear, spring fed waters of Echo Lake, framed by mature timber and the dramatic surrounding Monashee Mountain range.
As you wind down the driveway, past the Western Red Cedar custom entry sign, you are immediately enveloped in the nostalgic sights, smells, and sounds of a classic retreat, cedar and Douglas fir scented air, the shimmering of the sun on the water, and the quiet promise of family memories forged here for generations. Located approximately 40 to 45 minutes southeast of Vernon, roughly 50 to 60 km via the scenic drive through Lumby and into the North Okanagan wilderness, Echo Lake Resort offers an accessible yet peaceful setting, close enough for convenient weekend getaways while far removed from crowds and noise. Benefitting from the warm Okanagan climate, the resort season is May 1st to Thanksgiving, with opportunity to expand/permit allows for seasonal expansion.
Your first stop is the store and office, the natural gathering place and the social hub and gathering place of the resort. It’s where guests check in, pick up a few essentials, grab ice or tackle, and trade stories about the day’s fishing before heading back to the water. Thoughtfully refreshed in recent years, the space feels welcoming, comfortable, and well cared for, setting the tone for the relaxed and organized experience that carries throughout the property.
Once you are checked in, guests disperse to their respective cabins or RV sites. The accommodation at Echo Resort fully embraces the lakefront setting. There are 9 rental cabins in total, including 7 true lakeside units, each with its own private dock providing direct access to the water. Two additional elevated lakeview cabins are ideal for couples or small families seeking a comfortable, intimate stay. All 7 lakefront cabins are equipped with clean filtered potable water, electricity, propane, wood stoves, electric appliances, fridges, and sinks. Back decks capture sweeping, unobstructed views over Echo Lake, complete with Adirondack chairs where guests can settle in and watch the sun fade into the evening sky.
For RV guests, 10 seasonal sites (1 additional site is used for a employee trailer) are offered at $3,000 per site for the May to October season, generating approximately $30,000 annually and consistently selling out. A premium waterfront RV site with its own private dock, plus 16 additional RV sites located near the cabins, further enhances the resort’s overall RV offering. 1 additional unserviced RV and tent sites at the westerly end of the resort provide a traditional camping experience, well spaced and naturally integrated into the landscape. The area identified on the resorts website as Campsites A to D present a clear opportunity for future expansion, subject to approvals, where additional cabins could be thoughtfully introduced to increase revenue while maintaining the resort’s character and strong occupancy levels driven by loyal repeat guests. Servicing the cabins and campsites are 12 outhouse pit toilets, complemented by a centrally located wash house offering 2 showers and 2 stalls on both the women’s and men’s sides.
Beyond the guest amenities, the year-round owner’s residence is where this opportunity truly sets itself apart. Offering 3 bedrooms and 2 bathrooms, the home provides comfortable, private living with ample space to host family and visiting friends, making it ideally suited for full time ownership. Since 2022, the residence has undergone extensive improvements including a metal roof replacement, new exterior doors, a rebuilt front entry porch, and renovations to the sunroom and porch areas. Interior updates include refreshed lighting and plumbing fixtures along with replacement of major appliances. Mechanical systems have also been upgraded with a propane furnace, propane hot water tank, propane range, freestanding wood stove, and water treatment systems. The result is a functional, modernized home that complements the operation while standing comfortably on its own.
For day-to-day operations, the dedicated shop is far more than simple storage. It serves as a true working hub for the resort, offering ample space for equipment storage, tools, maintenance supplies, and seasonal inventory, while also functioning as a workshop for repairs, boat servicing, carpentry projects, and ongoing improvements. A list of included equipment and tools is available upon request. Housing the well based water system, complete with a 5-stage microbial filtration system and UV treatment, it combines operational infrastructure with practical workspace, giving an owner the ability to maintain, repair, and build on site with efficiency and independence.
Echo Lake, named for the acoustic phenomenon where voices and calls carry and echo across its calm surface, is widely recognized for its exceptional fishing. The resort is the only commercial operation on this biologically diverse, eutrophic lake within Echo Lake Provincial Park. Echo Lake is renowned for its strong rainbow trout fishery, with annual stocking by the Freshwater Fisheries Society of BC, typically featuring triploid Blackwater strain rainbows. Anglers consistently land solid 5 to 10 lbs. rainbow trout, with larger trophy class fish brought to net each season. The largest recorded rainbow trout weighed 16 lbs. in 2022. Lake trout (Arctic Char) have been recorded at up to 20 lbs. Kokanee salmon are also present and highly sought after for both their spirited fight and exceptional table quality, ensuring consistent angling quality year after year and making Echo Lake a dependable destination for both serious and recreational anglers alike.
To preserve the tranquil environment, protect the natural shoreline, and safeguard wildlife habitat, including nesting loons, a strict 10 hp motor limit is enforced. The result is a peaceful, family friendly atmosphere with magnificent swimming, a gradual walk-in shoreline, and a swim dock that invites guests to spend long summer days in the clear water. The calm setting is ideal for trolling, jigging, spin casting, or fly fishing from shore or boat. Guests benefit from on site rentals of motorized fishing boats, kayaks, canoes, paddleboards, and pedal boats, along with a boat launch available for a fee. Beyond the water, the surrounding area offers hiking, wildlife viewing, swimming, and exploration throughout the provincial park and nearby mountains.
The resort operates under a renewable 20-year Park Use Permit running from June 1, 2013, to May 31, 2033. Transfer of the permit requires Ministry approval, a process that may take several months. The current owners understand the process and are fully willing and able to assist with all facets of the transfer process to ensure a smooth and headache free transition.

The village of Lumby, nestled in British Columbia’s North Okanagan region, was settled by farmers and loggers, in part, due to the short-lived but significant 1862 gold strike at Cherry Creek, now known as Cherryville.
Indigenous Peoples, including the Secwepemc (Shuswap) and Syilx (Okanagan), lived and moved across vast territories long before European settlers inhabited the area, cultivating deep connections to the land and developing rich cultural traditions. Their presence predates the rush by millennia, evidenced by oral histories and archaeological sites that speak to their enduring legacy.
Many Indigenous Peoples assisted early settlers to survey roads, telegraph, and railways where ancient trails and foot paths were once the only connection across the Rocky Mountains to the small cities of Fort Kamloops in the north, west to Vernon and south to Kelowna.
In 1908, the Denison family began farming on a lower portion of Creighton Valley Road, building a hand-hewn log home and a single room schoolhouse for their 10 children and the other local children to attend. In the early 40s, they built a lodge further up the winding road beside Echo Lake which became a fishing camp, later adding small cabins and hand made wooden fishing boat rentals for guests to enjoy cooler temperatures during the hot Okanagan summers.
In 1956, BC Parks established Echo Lake Provincial Park and the resort remained privately owned permitted business, run by 11 different families through the subsequent decades.
In 2008, BC Parks protected an area close to Echo Lake, recognizing the founding family in the name, Denison-Bonneau Provincial Park, located within the unceded territory of the Splatsin, Lower Similkameen Indian Band, Penticton Indian Band, Okanagan Indian Band and the Okanagan Nation Alliance. This park can be accessed from Creighton Valley Road and is described as a sub alpine plateau area set aside for back country natural recreation and hiking.
2026 marks 70 years for Echo Lake Provincial Park and 83 years of continuous operation for Echo Lake Resort. Some of our oldest guests remember the original family and the experience of generational camping on the shores of Echo Lake will always remain protected within this special space.
