    Description

Blue Ridge Ranch is a highly productive hay and cattle operation comprising 1,706.16± acres along the west side of the Fraser River, approximately 40 kilometres north of Lillooet. Set at an elevation of approximately 1,690 feet, the ranch enjoys a warm, dry climate and dramatic river-valley scenery directly across from the Diamond S Ranch.

The land includes approximately 470 acres of developed hay fields distributed across gently undulating benches with convenient access from Slok Creek Road, also known as West Fraser Road. Four center pivots, each approximately 1,200 to 1,300 feet in length, provide efficient irrigation and are reported to be in good working condition.

Eleven water licences support domestic use, irrigation and storage from McKay Creek, Slok Creek, Farrar Creek and Johnston Spring. The deeded holdings are complemented by an agricultural grazing lease and a replaceable Crown grazing licence authorizing 1,064 AUMs, providing the seasonal range required to integrate cattle production with the ranch’s substantial forage base.

The main residence is a well-maintained 2,000± sq. ft. Pan-Abode-style home with a steel-clad roof and electric and wood heating. Well water and hydroelectric service are provided at the ranch headquarters, while internal gravel roads offer practical access to the residence, hay fields and irrigation infrastructure.

Blue Ridge Ranch presents a rare opportunity to acquire a productive irrigated hay operation with secure water resources, extensive grazing capacity and an attractive Fraser River setting in one of British Columbia’s most historic ranching regions.

    Area Data

Blue Ridge Ranch is located on the west side of the Fraser River, approximately 40 kilometres north of Lillooet and directly across the river from the Pavilion ranching district. The elevated river benches benefit from a warm, dry microclimate, abundant sunshine and a longer growing season than much of the surrounding Interior, creating excellent conditions for irrigated hay production.

The broader west Fraser corridor extends north toward Big Bar and the renowned Churn Creek country, an area defined by open grasslands, rugged river breaks and a long history of large-scale cattle ranching. Productive private haylands along the river have traditionally been paired with the surrounding upland grazing country to support commercial cow-calf operations.

Lillooet provides groceries, fuel, banking, building supplies, healthcare and essential commercial services. Access is provided by Slok Creek Road, also known as West Fraser Road, which follows the river north toward Big Bar and connects the ranch to the established agricultural communities of the Fraser Canyon.

    History

The Fraser River corridor north of Lillooet is one of British Columbia’s oldest ranching districts. During the Fraser River and Cariboo gold rushes, growing mining camps and transportation routes created strong demand for beef, horses and hay, leading settlers to establish ranches on the warm river benches and surrounding grasslands.

The area’s dry climate, long growing season and access to creeks and springs made the lower benches particularly valuable for irrigated forage production. Ranchers traditionally raised hay on private lands beside the river and moved cattle onto the extensive upland grasslands for summer grazing, creating the integrated hay-and-range operations that continue to define the region.

Farther north, the Big Bar and Churn Creek country became renowned for large cattle ranches operating across open bunchgrass hills, rugged Fraser River breaks and high-elevation range. These operations relied on horseback stockmanship, seasonal cattle drives and carefully managed water and grazing resources.

Blue Ridge Ranch reflects this longstanding ranching tradition through its developed hay fields, irrigation infrastructure and connection to the surrounding range country. Its location on the west side of the Fraser places it within a historic agricultural landscape that has supported cattle and forage production for well over a century.
