    Description

Your own piece of paradise on the west coast of Vancouver Island. This 25-acre private island sits in the protected waters of Tlupana Inlet in Nootka Sound, surrounded by great salmon fishing, outdoor adventure and stands of old-growth fir and cedar. The island is owned in common by three families, each holding an undivided one-third interest. This offering is for two of those interests, a 2/3 undivided interest, and includes the use of two cabins.

Getting here is easy for a west coast island. The nearest road access is at Cougar Creek, just 3.5 km away, with a boat launch and wharf. From there it’s about a 10- to 15-minute boat ride to the island. You can also reach it in about an hour by boat from Gold River or come through Tahsis. Critter Cove is close by.

The island has protected deep-water moorage under a specific permission for private moorage. The dock sits in a sheltered lagoon, protected by rocky islets and a log-boom breakwater, and a walkway leads up from the float to the first cabin.

The Dockside Cabin sits at the top of the walkway from the dock. It has three bedrooms, a large living room, a kitchen, and a bathroom with toilet, sink and shower. A large sundeck overlooks the dock and lagoon, perfect for watching the boats come in.

The Inlet View Cabin is a short walk from the dock, on the other side of the bay, looking out toward Tlupana Inlet. The main cabin has two bedrooms, a kitchen and dining room, a living room, and a bathroom with toilet, sink and shower. Next to it are a bunkie for extra guests and a wood-fired hot tub with spectacular ocean views. A small work shed completes the setup.

Both cabins collect their water from the roof. The cedar shake siding, metal roofs and covered decks give them true west coast character.

For anglers, this location is hard to beat, with world-class salmon and halibut fishing at your doorstep. You can fish for salmon in the protected inside waters right in front of the island. When the weather allows, it’s a short run offshore to open water for halibut and bottom fishing. Between trips there’s kayaking, wildlife watching, and the island’s forest, shoreline and hidden coves to explore.

The island is held on a single title as tenants in common, with each of the three owners holding an undivided one-third interest. This offering combines two of those interests, giving the buyer a 2/3 undivided interest in the whole island, while the remaining owner keeps their one-third interest and cabin. It’s a rare chance to own a west coast island retreat at lower cost of a whole private island.

    Area Data

    Tlupana Inlet

Tlupana Inlet is a major deep-water inlet branching off the northeast side of Nootka Sound on the rugged western coast of Vancouver Island. Situated northwest of Gold River and west of Victoria, the inlet features prominent arms and bays including Nesook Bay, Heade Bay, Moutcha Bay and Hisnit Inlet. It can be reached via Highway 28 across central Vancouver Island to Gold River, from which travelers can proceed by boat, floatplane or local coastal vessels.

    Nootka Sound

Often considered one of the best kept secrets on the West Coast for its abundance of sea life and outdoor recreation potential, Nootka Sound is the ideal base to pursue saltwater fishing adventures in the region.

Surfers are attracted by the wild Pacific waves off Nootka Island and Brooks Peninsula, a climatic pocket that produces waters of the same temperature as Northern California. Strong inflow and outflow winds also create great conditions for windsurfers and kiteboarders in Tahsis Inlet.

Nootka Sound and Esperanza Inlet offer areas of strong tidal activity and diverse marine life, creating world-class scuba diving sites. Kayakers can enjoy the sheltered inlet waters, the rugged coastal scenery and abundant ocean wildlife.

    Gold River

The Village of Gold River is a small, resource-based community on Vancouver Island, located 90 km west of Campbell River, within the traditional territory of the Mowachaht and Muchalaht First Nations. Established in 1965 as Canada’s first all-electric town with underground wiring, it quickly grew around the logging and pulp and paper industry.

Following the mill closure in 1999, Gold River transitioned toward a tourism-based economy, leveraging its stunning natural surroundings of mountains, rivers, lakes, and ocean. The village is a gateway to outdoor recreation, including the Nootka Island Trail, Elk River Trail, Crest Mountain, and access to Nootka Sound via the MV Uchuck III.

Rich in history, Gold River also provides access to Yuquot (Friendly Cove), where Captain James Cook first met Chief Maquinna in the late 1700’s. Today, with a population of approximately 1,200, Gold River offers a peaceful, scenic lifestyle on the edge of Strathcona Provincial Park, British Columbia’s oldest provincial park.
