    Affordable waterfront rural acreage on Little Knouff Lake 45 minutes north of Kamloops.

    From Kamloops
    • Take Highway 5 for approx. 24 km north of the TransCanada in Kamloops
    • Take the Old Highway 5 to Tod Mountain Road where you carry on for approx. 7.5 km and look for the signs to Knouff Lake on the left
    • Carry on for 15+ km to the end of the maintained gravel road, passed Knouff Lake resort

    The property is on both sides of the road and survey ribbon has been added to the beginning and end of the land.

    The property is located 37 km as the crow fly’s northeast of downtown Kamloops. It takes approx. 45 minutes to make the drive. The property is part of the Thompson Nicola Regional District (TNRD). This is the local government body where you apply for permits, look up zoning (see below), and other rural property services such as managing refuge sites. The surrounding area is mostly forest, ranch land and some rural residential property with a couple small rural resorts. The nearest resort is Knouff Lake Resort on Sullivan Lake less than 1 km south of the land. There are a number of small and mid-sized lakes in the area that are excellent for fishing. The lake this land fronts on is mostly shallow with a couple deeper holes and some decent fishing as well. Heading north from the property you also access the highway traveling on FSR road for approx. 20 km.


    This is an excellent recreational property with year-round options from snowmobiling, ice fishing and downhill skiing at nearby Sun Peaks in winter to canoeing, fishing, motorized recreation and golf at Sun Peaks in summer.


    There is really no need to leave the property to fish, but some other great fishing lakes are as close as a walk away. The owner has established a trail down to the wetland and lake.


    Easy access to vast sections of crown land and healthy wildlife populations in the area.

    Downhill Skiing

    There are two options for skiing within an hour drive. Sun Peaks is one of BC’s most established resorts and is only around 50 km away and Harper Mountain is a fantastic resort with night skiing and very affordable rates and about the same distance away.


    Sun Peaks has a beautiful 18-hole course and there are several more courses in and around Kamloops.
