This operational ranch is being offered for sale "lock, stock and barrel," current herd size of 120 cows plus calves and equipment. Overall the cow/calves come off the rich leased this land looking very healthy, much more so than on a typical range.
A former rail line, now removed, used to run through the freehold property and would make the ideal long runway if one desired. Again, this sale is includes equipment and livestock, everything needed to carry on with the ranch operation and lots of spare parts to take care of things for years to come. Full equipment list available.
Water features include a stock water pond connected to spring, as well as two creeks and irrigations licences offering excellent gravity fed/good pressure water.
The land also backs onto Crown land with lots of trials and endless backcountry to explore.
This is the ideal property for an extended family or one family household plus some excellent rental homes with easy access to the City amenities in Cranbrook and Alberta markets.
The C5 Ranch generates a healthy income through hay sales, home rental income, crop leases, and cattle.
The C5 Ranch is located approx. 5 km away from the $30-million-dollar City of Cranbrook’s spray irrigation program. The C5 ranch has approx. 190 acres of leased land in this project (approx. 100 acres of irrigated hay land and an additional 65 acres of irrigated grazing land, plus about 20 acres of non-irrigated grazing land of which most of this last 20 acres is treed offering shade for the animals). More information on this award-winning project can be found by visiting the Kootenay Business website.
With sustainability and environmental footprints becoming more and more market sensitive, this type of ranch operation will thrive more so than others. The water quality that comes out of this treatment system is equivalent to the water flowing down the adjacent Kootenay River. And with drought becoming a larger and more significant risk, access to this water supply is a huge perk. Local ranchers are a key part and receive real benefits, it is the perfect definition of a win-win situation, and a green one! The cows and calves grazing on the irrigated land gain significant more weight than the ones on range land because the feed is of higher quality and the cattle don’t have to travel as far to find it. Since the cows are contained in a smaller area, the conception rates in the cows are higher and the farmers can check them more easily as they are all in plain sight.
