    Description

    Located 25 km to the southwest of 100 Mile House, Taylor Lake Ranch covers 1,631 acres in 7 separate titles. To access the ranch follow Taylor Lake Road south off Highway 24 for 5.6 km and you’ll run right into the ranch gate. This sprawling acreage reaches stretches south towards Green Lake. Railroad tracks run through the property from the northeast corner down towards the southwest corner of the ranch. The Ministry of transportation keeps the access road into the ranch cleared year-round up to the railroad tracks.

    The ranch was originally built as an international school destination for Japanese students. They built two chalet-style main residences, the first is approximately 3,000 ft2 in size and the second approximately 2,200 ft2. The current owner has done extensive renovation work on the interior of the chalet buildings in recent years. In addition to the two chalets there is a “schoolhouse” building which is approximately 1,800 square feet on one floor. The schoolhouse building has been converted into a caretaker’s residence. A floor plan for this building can be provided on request. There are some older historic cabins and barns on the property which have little value to no value, but do add to the character of the property. The current owner invested in fully fencing the majority of the property in 2019. Given that the ranch is located outside the ALR, there is likely potential to subdivide the lakefront parcels on the north side of Taylor Lake. A large section of the property is zoned P-1 institutional which opens up a wider variety of potential uses for the property including as a lodge, school, and would make a great location for a church camp.

    In recent years the property has functioned as a recreational retreat for the owners while leasing out the bulk of the property for cattle grazing to a neighbouring rancher. The property is completely surrounded by Crown land on all sides, and is a true outdoorsman’s playground for anyone interested in horseback riding, ATVing, snowmobiling or hunting. The area has a healthy population of moose, mule deer, bears and grouse. There’s a large network of logging roads both within the property as well as on the adjacent Crown land allowing you to explore countless kilometres of roads and ATV trails, some of which leading to some excellent fishing lakes.

    With the recent fencing that was done the ranch now has the ability to support a small to medium size cattle operation with good summer pasture. The property has no hayfields, so anyone interested in running cattle on this ranch would need to purchase winter feed. The ranch also does not currently have a range license attached to it.

    The property is located at the end of Taylor Lake Road off the Interlakes Highway and the Cariboo Highway, approximately 25 km south west of 100 Mile House. Access to the site takes about 5 hours by car from Vancouver. Alternatively, scheduled connection flights through Vancouver arrive at the Williams Lake or Kamloops airports, an approx. 2-3 hour drive from the property.

    Area Data

    The South Cariboo is situated in the Central Interior of British Columbia. The District of 100 Mile House is situated on Highway 97, BC’s main arterial north-south route. It lies northeast of Vancouver and south of Prince George. The region is covered by hundreds of lakes of various sizes and wetlands, all of which are part of the Fraser Basin drainage system.

    100 Mile House sits at an elevation of 579 m (1,900 ft). At present 100 Mile House is the primary service centre for the South Cariboo and has a population of approximately 2,000. The service area has a population roughly ten times the size of the town. It includes the communities of Lac La Hache, Forest Grove, Lone Butte, Bridge Lake, 70 Mile House, Canim Lake and 108 Mile Ranch - the largest residential centre between Kamloops and Williams Lake. The primary industries of 100 Mile House are forestry and ranching. Log home building and tourism are also an important part of the community.

    100 Mile House is a centre for outdoor activities and is becoming increasingly known for its richness of bird life. The surrounding area features many lakes for boating and fishing including Exeter Lake, Lac La Hache, Canim Lake, Horse Lake, Green Lake and Bridge Lake. The Cariboo ski marathon attracts a large and international field of cross-country skiers.

    Recreation

    Numerous lakes pepper the region and create an outdoor playground excellent for swimming, fishing and bird watching.

    Hundreds of miles of groomed, maintained trails lace the vast landscape, making 100 Mile perfect for horseback riding, ATVing and snowmobiling. Cross-country skiing is a very popular activity here, and downhill skiing and snowboarding is available less than 50 km (31 mi) from town. There are two golf courses, one in 100 Mile House and one in 108 Mile Ranch, a 10-minute drive north of town.

    History

    The ranch was formerly owned by an American rancher and hunter that utilized the site as a vacation property. It was bought by the Kaetsu School in 1990 and part of the property was rezoned to P-1 to allow for institutional uses. For twenty years the Japanese educational institution utilized the property as a school retreat.

    100 Mile House was originally known as Bridge Creek House, named after the creek running through the area. Its origins as a settlement go back to the time when Thomas Miller owned a collection of ramshackle buildings serving the traffic of the gold rush as a resting point for travellers moving between Kamloops and Fort Alexandria, which was 158 km (98 miles) north of 100 Mile House farther along the HBC Brigade Trail. It acquired its current name during the Cariboo Gold Rush where a roadhouse was constructed in 1862 at the 100 mile mark up the Old Cariboo Road from Lillooet.

    In 1930 Lord Martin Cecil left England to come to 100 Mile House and manage the estate owned by his father, the 5th Marquess of Exeter. The estate's train stop on the Pacific Great Eastern (now CNR) railway is to the west of town and called Exeter. The town, which at the time consisted of the roadhouse, a general store, a post office, telegraph office and a power plant, had a population of 12. The original road house burned down in 1937.

    100 Mile House residents often go by the demonym BX'ers, in relation to Barnard's Express.

    100 Mile House is on Secwepemc unceded territory. The nearest Secwepemc band is the Tsq'escen, for whom a geographic reference point is the Canim Lake Reserve.

According to the report, the majority of the property had been logged previously with most of the merchantable timber removed.     Approximately 67% of the property is zoned Resource/Agricultural (RA-1), which permits residential uses and uses including community facility, B&B accommodations and various agricultural activities. The rest of the property is zoned Institutional (P-1) and permits uses including residential, recreational facility, lodge, and restaurant.

    Zoning History

    Originally, the property was zoned Resource Agricultural (RA-1) which permits residential uses and uses including community facility, B&B accommodations and various agricultural activities. When the Kaetsu School bought the property in 1990, the northern five parcels were rezoned to Institutional (P-1) allowing for uses including residential, recreational facility, lodge and restaurant. In 2000 the new South Cariboo Area Zoning bylaw came into effect and parcel 5 was reassigned RA-1.

    The parcels currently zoned for Institutional Use may be potentially rezoned to allow for other land uses. As the minimum permitted lot size for RA-1 zoned property is 32 hectares (79.06 acres), the Cariboo Regional District has recommended applying to rezone the properties over 79.06 acre to RA-1, and the smaller properties to RR1 zone (which has a minimum permitted lot size of 4 hectares (9.88 acres). The rezoning process may likely take six months or longer.
