Unique acreage adjacent to Clearwater Ski Hill. An amazing place to setup a recreational/slope-side ski cabin. The property is mostly treed and sloping and almost touches the ski runs on the hill (see maps). One could likely have a ski in-ski out cabin.

A creek runs through the property and power extends close to several great building sites. A service road extends up through the land and could be used for access to a cabin site or for recreation—buyer to verify. Crows land access for further recreational pursuits.

Although the acreage is 90+ acres there are only about 55-60 acres of useable land. Approx. 40 acres of this useable land is higher elevation land that was logged but has a healthy and well established regrowth forest. This upper section offers awesome views and has lots of great options to build. 10 acres of the useable land is situated between an access and a service road, and another 7 or 8 acres is below the main road into the ski area. The unuseable land is comprised of approx. 15 acres on an island in the Thompson River (no access) and another 15 acres of steep land north of the ski area with some land locked between the train tracks and river with no legal access.

The zoning allows lots down to 10 acres in size. One could build a home with suite or duplex on the property, or Bed and Breakfast use.

Property lines sketched in images are for reference only. Buyer encouraged to confirm any boundaries as lot shape is very irregular. Lots of potential for something very unique.
