    Description

    Ecologically rich acreage along the North Thompson River. This remote property is off the grid/has no services available with limited access (currently being further explored with the Ministry of Transportation and Infrastructure).

    The land extends for over 1.6 km along the river with beautiful sandy beach along much of its shoreline, with a trail and tree corridor between it and the river. Just offshore to the land is an amazing and large sand bar. Awesome property to explore the river by kayak, canoe, or paddle board.

    To the west the property borders on Crown land. Overall, the land is comprised of mostly open late summer pasture with a good portion of the land wet throughout the spring. Only a few of the 122 acres are useable year-round, the rest provides amazing wildlife appeal. Other than a few pockets throughout, and the strip along the river where there is a nice trail, the majority of the useable land, and where a cabin would suit is near the southern boundary, tucked in amongst some forest and looking out over the pasture.

    There is a small section of the land across the train tracks and quite steep, the tracks run through a small section of the land and then out onto the adjacent Crown land.

    The owners have not been to the land in a couple decades. At one time they were able to drive into the property, this summer the access was overgrown. We have reached out to inquire who may be responsible for the last 2.5 km of maintenance as it is uncertain. Price reflects the access and current question marks. Buyer to carry out own due diligence and satisfy themselves on access.

    Avola

    Avola is an unincorporated community in the Thompson region of BC and falls under governance of the Thompson-Nicola Regional District. The community is located along the North Thompson River and Highway 5 (Yellowhead Highway). It is located about 190 kilometres northeast of the Kamloops. The main industry remains forestry and the railway. Presently there is a gas station with convenience store, a pub/quaint inn, a motel/lodge, and small campground.

    The property is located about 5 km north of the town.

    Finn Creek Provincial Park is just north of the land, it has no facilities and is for conservation purposes only as there are high conservation values for Chinook, coho and bull trout spawning.

    Recreation

    The North Thompson River is a beautiful blue-green river, weaving through heavy forest of cedar, fir and spruce. Along its shores are some amazingly smooth white sand beaches. There are some sections of wild water, but for the most part, the North Thompson is quite tame allowing for some excellent drifts, easy kayaking, canoes, or paddle boards. Main targets for fishermen are rainbow and bull trout, and Dolly Varden. The river and nearby to the property are also important waterways and spawning areas for Chinook and coho salmon—follow local regulations for fishing.

    The property is also a bird watchers paradise with migratory birds flocking to the land.

    History

    The general area around Avola had been known as Stillwater Flat for 50 years prior to the new station being named in 1913 by the Canadian Northern Railway after the Sicilian town of Avola. Since the opening of the post office that year it required a unique name to avoid confusion with another town called Stillwater. The earliest newspaper reference to the name was August 1913. By 1920 a store and shortly after schoolhouse opened. Over the next few decades, the town had a few stores, pub, motels/boarding houses, and couple community halls come and go with time. Presently there is a pub/inn, store, and lodge as commercial services.
