    This very scenic parcel of land has some spectacular views. One would be challenged to set up a permanent residence as there are no services and not a lot of flat land for a home site, but one could do some excavating and get creative with a home site with a walk out basement. There is one small flat option to situate a house with south east exposure. I must say, for the person that does take this on the end result will have awesome views. An off-grid cabin or residential camp site would be much easier to set up.

    Power is not far away, but not currently on the land. Community sewer and water not possible now. One could apply for a water licence on the river/pond on the other side of the road or look into drilling a well or stay off grid.

    The property is split into two separate pieces. One part is about 3 acres and is located on the other side of the river and train tracks with no access other than by canoe. The road access part is about 4.5 acres with a long ridge running the length of the property. The land is mostly sloping with some grassy south and west facing slopes and some more treed east facing land.

    This is a bird watcher’s paradise with views of the world-famous wetlands and a nice birding pond right across the road.

    The train tracks run near and within sight of the western side of the land. The train tacks are not the main line.

    Overall tis is a great affordable chunk of land, priced the same as a small residential lot but appealing to a different buyer with more space, privacy and beautiful views.

    Edgewater is an unincorporated hamlet located in the Columbia Valley on the perimeter of Kootenay National Park and adjacent to the spectacular Columbia River. Originally known and founded as a farming community before the First World War. The community of 550 residents has since established itself into a forestry, agriculture and tourism area for the region. The community gets its name from being the edge of the waters of the Columbia River. There is really only one service business - Pips Country Store which is a gas station, general store, liquor store. It is a few mins away from this property.

    The Rocky Mountain Trench, known as the Columbia Valley, is surrounded by the BC Rocky Mountains on the east and the Purcell Mountains to the west. Both are impressively high and rugged ranges. The Columbia River, with its headwaters in Columbia Lake, rolls through the southern part of the valley northward and past this property for more than 200 km before bending southward and heading west to the Pacific Ocean. This broad waterway is an important stopover on the semi-annual migration route for wildlife and offers world renowned bird watching. It is also a complete joy to travel by kayak or canoe.


    The property itself is well suited for a recreational cabin or residential camp site for an RV/park model or fifth wheel. The broad area is one of the top recreational destinations in BC with a favorable climate for outdoor activities. Nearby there are a number of golfing options, the Columbia River is easily accessible for canoeing/kayaking and across the road there is a nice birding pond.
