High quality agricultural land in the North Shuswap. Property is just under 40 acres of predominately cultivated land (currently in hay) and leased out until after harvest this year; this land and its soil have been well cared for over the years and have lots to give.

A small stream extends through the middle of the land offering some sub irrigation, but no irrigation licence or well is present. The land is located at the corner of Beguelin Road and Line 17 Road with a strip of trees running along Beguelin Road. A driveway is cut into the land and provides access to a couple great building sites. This driveway is currently used by the winery for access as well—please see maps.

This would make an amazing self-sufficient horse property or hobby/commercial farm. There are no local zoning bylaws opening up the possibilities. The land is also in the ALR and new regulations allow two dwellings and greater flexibility on these dwellings allowing rentals.

This is a very pretty setting with mountain views and easy access to Shuswap Lake and the amenities and attractions on the North Shore. Your immediate neighbor is a small established winery . . . a nice place for an afternoon visit to their tasting room a short walk away. The immediate area is comprised of this winery and some mid size acreages, hobby farms, and independent farm/ranches.

    The pictures say it all.

The adjacent 40 acres with a cabin, barn and water licence is also available to purchase (Listing 22141 for $695,000) if more land were desired.

    Area Data

    North Shuswap

The North Shuswap is made of a string of lakeside communities—Lee Creek, Scotch Creek, Celista, Magna Bay, St Ives, and Seymour with a year-round population of approx. 3,500 and many more vacation home visitors.

The North Shuswap truly is an unparalleled paradise. Mild winters, warm/hot summers, long autumns and short winters make for a perfect BC lifestyle. Rainy periods last hours, not days or weeks and then the sun is out again.

A long growing season means that gardeners are some of the happiest people around here. There are vineyards (the most northerly in the province), nectarines, apples, cherries, pears, peaches and parsnips. Local farms produce excellent beef and lamb.

Everything faces the lake and it is the main preoccupation although the inland acreages are its best kept secret. The cares of the world drift by, maybe overhead in a jet trail, maybe along the Trans-Canada Highway on the other side of the lake. But they don’t make their presence felt here.

Although the main draw is the lake the moderate climate of the North Shuswap and geographic variety with rivers, creeks, small backcountry lakes, FSR roads and inland plateaus offer numerous year-round recreational opportunities.

    Top things to do:

    • Boating, kayaking or SUP’ing on the waters of Shuswap Lake.
    • Marvel at the annual Sockeye Salmon Run at Tsútswecw Provincial Park.
    • Dig your toes into a soft, sandy beach at Silver Beach Provincial Park in scenic Seymour Arm.
    • Visit one of the many farmers and artisan markets in Scotch Creek and Celista and tease your palate with a bottle of Inspired Madness from the Celista Estate Winery (next door).
    • Hike the 3 km loop trail to Albas Falls and enjoy the spectacular beauty of the Celista Creek waterfalls.
    • Try backcountry snowmobiling at Grizzly Lodge, the best kept winter experience in the Shuswap or head out on the many FSR roads and find your own adventure. Crowfoot offers terrain for intermediate to expert riders and great views of Shuswap Lake. Elevations range from 1,200-2,250 metres.
    • Enjoy great food and live music, all year long, at The Hub in Scotch Creek.
    • Stop at Eco Treats in Scotch Creek for a beautiful latté with cookies or their fabulous berry scones. All made in their own kitchen! Discover delicious hand made meals from the Be TEAsed food truck in Scotch Creek.
