Self-sufficient homestead with gorgeous south facing land with creek, spring, fruit trees and forest. On land is a basic cabin, 1 room guest cabin shop, and lots of functional outbuildings all power by solar. Accessible year-round.
Self-sufficient homestead living on a private and lush mountain acreage in the Pinantan Lake area east of Kamloops. This scenic 163-acre property is accessible year-round and has gorgeous south facing land. It is currently set up as an off-grid mountain oasis for its long-time owners. Located approx. 17 kilometres off Highway 1 on mostly gravel roads.
Here you will find a quaint off-grid cabin, guest cabin, greenhouse, root cellar, hay shed and basic shop with nearby orchard, garden areas and expansive views.
The current owners have set it up nicely as an off-grid year-round homestead with efficient solar setup, drilled well, some spring sourced water, year-round creek and rain water collection system to aid in irrigation and stockwater pond. Even during the drought-like weather this past summer, much of the property has been able to stay green.
The cabin and buildings are all purpose built and functional. If one desired a power hook-up for home construction it is not far away and several building sites are available for the construction of a home—one nicely sits in the lower section of the land near two open pastures and below the creek and close by power if one desired hook up.
The forest is a nice mix of mature fir, spruce, some popular and birch with a few small pastures that are ideal for grazing. The land could adequately support a few horses and or some cattle.
The land and area is ripe with wildlife, backs onto Crown land and provides all one would ever need to be self sufficient or the prime recreational location near several great lakes and only 30 minutes to Sun Peaks. Lots of great fishing lakes a short distance away.

This property is located in the Pinantan Lake area, a forested relatively high elevation rural area 20-25 km east of Kamloops (as the crow flies). Due to its higher elevation there is a lot more moisture than typically encountered in Kamloops—which is approx. 40 to 45 minutes away from the property. The area is home to a mix of recreational property owners, ranch land, and a growing number of residential year-round residents in the Pinantan area—just 10 minutes away. There are numerous lakes that are well known for fishing and some small fishing camps and rural resorts. The nearest store is in Pinantan an easy 10-minute drive, here they have a great general store with lots of products, liquor depot, laundry facilities, public washrooms, etc.
There are lots of outdoor recreational opportunities on the land and nearby with large tracts of Crown land for hunting, numerous FSR roads to explore for motorized sports, mountain biking and further backcountry access (it’s possible to take the back roads in the non-snow months to Sun Peaks). But the biggest draw is the fishing with so many lakes nearby.
Hyas Lake a couple kilometres away has many eager Pennask and blackwater rainbow trout up to 3lbs. The lake is located at 1,234 metres (4,049 feet), which makes for some great fishing all summer long. Fishing with flies, spoons and jigs is the best way to entice a bite from these hungry fish. Fly fishing is best from ice off until July when the water warms up. The lake is 70 feet deep in one spot.
Nearby Pinantan Lake contains wild rainbow trout and stocked blackwater trout. Ideal lake for a belly boat, tube or pontoon. Amazing fly fishing. Whether you quietly troll or cast, the fish are plentiful and full of fight. Ice fishers can be found almost daily on Pinantan and other nearby lakes during the winter season.
There are a many more lakes within a 20 minute drive to go fishing. Pemberton, Hadlow, Armour and Warren Lakes are all within 5 km as the crow flies. Kokanee fishing is available at Paul Lake which is only 15 minutes away.
