Even during drought like weather much of the property is able to stay green.

    The cabin and buildings are all purpose built and functional. If one desired a hydro power hook-up for home construction it is not far away and several building sites are available for the construction of a home—one nice sits in the lower section of the land near two open pastures and below the creek and close by power if one desired hook up.

    The forest is a nice mix of mature fir, spruce, some popular and birch. A canyon area to the east of the cabin has some beautiful forest and the bansaw building was purposely built nearby for milling your own timbers.

    Throughout the land there are a few small pastures that are ideal for grazing—the property is also fenced and cross fenced. This land could adequately support a small herd of cattle or for horses.

    The land and area is ripe with wildlife; it backs onto Crown land and provides all one would ever need to be self-sufficient or the prime recreational location near several great lakes and is only 30 minutes to Sun Peaks. Lots of great fishing lakes a short distance away.

    Take exit off Trans Canada at Pritchard - 30 km east of Kamloops. Follow signs to Pinantan and later Hyas Lake. Drive north off the highway and across the single lane bridge over the river.

    Across bridge at the junction turn right on River Road, and drive for approximately 2 km. At next junction turn left on Kamloops Shuswap Road and drive another approximate 1.7 km. Turn right on Pinantan Pritchard Road and drive approximately 5 km and then take the right fork and carry on uphill towards Hyas Lake for another 5.5 km and look for Hyas Lake Road on the right. Turn here.

    Drive approx 1.9 km and at the 2 km marker there is a cattle guard. The property starts here and is on both sides of the road. Access to the main cabin is further up on the right near the Lot 13 sign.

    Area Data

    This property is located in the Pinantan Lake area, a forested relatively high elevation rural area 20-25 km east of Kamloops (as the crow flies). Due to its higher elevation there is a lot more moisture than typically encountered in Kamloops–which is approx. 45 minutes way from the property. The area is home to a mix of recreational property owners, ranch land, and some year round residents with most of the land being Crown land. There are numerous lakes that are well known for fishing and some small fishing camps and rural resorts in along some of the lakes–Pinantan Lake, Hyas Lake, etc. The nearest store is in Pritchard which is a 20 to 25 minute drive down to the highway where there is a gas station/liquor store/small market store.

    Recreation

    There are lots of outdoor recreational opportunities on the land and nearby with large tracts of Crown land for hunting, numerous FSR roads to explore for motorized sports, mountain biking and further backcountry access (it’s possible to take the back roads in the non-snow months to Sun Peaks). But the biggest draw is the fishing with so many lakes nearby.

    Hyas Lake a couple kilometres away has many eager Pennask and blackwater rainbow trout up to 3 lbs. The lake is located at 4,049 feet (1234 meters) which makes for some great fishing all summer long. Fishing with flies, spoons and jigs is the best way to entice a bite from these hungry fish. Fly fishing is best from ice off until July when the water warms up. The lake is 70 feet deep in one spot.

    Nearby Pinantan Lake contains wild rainbow trout and stocked blackwater trout. Ideal lake for a belly boat, tube or pontoon. Amazing fly fishing. Whether you quietly troll or cast, the fish are plentiful and full of fight. Ice fishers can be found almost daily on Pinantan and other nearby lakes during the winter season.

    There are a many more lakes within a 20-minute drive to go fishing. Pemberton, Hadlow, Armour and Warren Lakes are all within 5 km as the crow flies. Kokanee fishing is available at Paul Lake which is only 15 minutes away.
