Echo Lake Resort is a charming, well run and reputable seasonal campground/lakeside resort within Echo Lake Provincial Park. At full capacity, the resort can comfortably accommodate 150 people. The current business model provides a profitable return and amazing lifestyle. The operational plan has little to do with packing people in, and instead focuses heavily on guest and life experience both for owner and guests. There is lots of room to add more sites or cabins, add services such a food and beverage sales or even expand the season to operate longer than 6 months—the demand is certainly there if one so desired. The cabins are fully booked through this summer as well as summer of 2022! Camping is approx. 80% booked—a very loyal client list of largely local guests with a family emphasis. Create a quality experience (done) and they come!
On the property you will find 9 furnished cabins including 7 privately situated lakeside cabins with private docks and 2 newer lakeview cabins along with 30+ campsites, from unserviced tenting to powered RV sites.
The on-site resort facilities include a clean and spacious washroom building with flush toilets, outhouses, and hot pay showers! The office/store offers ice, firewood, and basic groceries. A drilled well offers potable water taps (big appeal!) and fish cleaning stations are situated around the resort so you can enjoy your fresh catch for dinner. There is also a common dock with boat rentals an additional swimming dock all set over 3 hectares/7.41 acre site.
On the land site side of things, the property sits within Echo Lake Provincial Park, a resort that pre-dates the Provincial Park and dates back to 1943. Legally the operating rights are covered by a very favorable Park Use Permit (PUP) that offers flexibility in use and long-term stability. Qualified buyers upon signing a Non-Disclosure Agreement can obtain financial and expense related details along with the PUP details.
Although the resort is only operated seasonally, the owners have a year-round home on the property and are free to take up other work, travel and/or enjoy this picturesque setting all to themselves year-round in the off season. The current operating season is from May to October.
This is the ideal pre-retirement business or outdoor oriented business opportunity for someone or couple looking to shift gears. The resort can be operated with the managing couple, and a part time housekeeper for the busy summer months so reliance on staff is minimal. The present owners are willing to work with the buyers for as long as it takes/until every facet of the businesses is understood completely.
