This geographically blessed property is comprised of 145 mostly forested acres plus a 15-acre private lake that sits entirely within the boundaries—the lake is approximately 15-20 feet deep and an excellent swimming spot. The lake has an in and out flow via and underground creek.
The land borders on Crown land with excellent backcountry access for recreational pursuits and providing a healthy wildlife flow to and from the lake. The forest is a healthy mix of spruce, fir, larch, cedar, and white, bull and lodge pole pine and mostly 70- to 80-year-old trees.
On the land and next to the lake is a year-round and well-built A frame cabin that is approximately 1,250 sq. ft. plus an unfinished upper level that is approximately 400 sq. ft. The cabin was initially constructed in 2006 and offers a modern lay out with a main floor master bedroom with en suite, open concept living dining and kitchen, entry/mud room area with laundry, and a den that could be a small bedroom, office or hobby room. The cabin has a few small finishing projects remaining. There is lots of natural light with high efficiency windows. The construction highlights include smart panel siding treated against inspects and fire, a metal roof, 6-inch concrete flooring, 2’ x 6’ construction with tons of insulation and serviced with the following:
Also on the property is a metal clad 4,000 sq. ft. building with multiple bays, lots of storage space, a large loading bay, and a roughed in suite/office area above with a small kitchen and full bathroom. This space is quite versatile and could be a rental suite (needs finishing) used by friends and family when visiting. It also makes a great setup for a home-based business venture. This structure is located on the 2- to 2.5-acres that sits across Bobbi Burns Road, so lots of privacy and separation if it were rented or used for business purposes. At one point the structure was used for a small business with shipping and receiving of goods, but is now more hobby space. Could also be a great man cave setup or hobby space with lots of room to work on projects, sleeping space above and storage. Services include:
