Well located, small to medium sized riverfront ranch in Southern Central BC. This riverfront ranch is situated just north of Greenwood, BC in the Boundary Creek Valley. It is comprised of one title which is 316.9 acres in size with over 200 acres in irrigated hay land producing in excess of 3 ton per acre on average. The land is flat and level in one contiguous piece and easily worked.

Irrigation water is supplied by a water licence on Boundary Creek which has a 3-phase 30 HP pump. The seller also has a large irrigation pond located within the hay field which remains filled water and replenishes quickly even during the driest summer days; this pond is supplementary to the Boundary Creek water licence and uses a portable tractor pump that runs approximately 400 GMP. The owner currently utilizes 4 separate hose reels with guns, two large hose reels and two smaller hose reels. With irrigation the ranch produces roughly 1,200 round bales per year. The owner is in the process of reworking an additional 60 acres.

The balance of the property is good pasture for any type of livestock. There is approximately 40 acres on the east side of the road with the possibility of subdivision into a separate title with all appropriate approvals. This site has its own water provided by a water licence out of the creek and would make a nice fantastic home base for a small hobby farm, year-round residence or recreational retreat.

The main ranch house is 1,566 square feet and was completely renovated in 2015. The well-placed rancher takes in the views of the hay fields, the surrounding mountains and is located close enough to the creek to enjoy the gentle sound of the creek flowing by. There is a dam on the creek directly behind the home which creates a waterfall which is another great feature to enjoy. The extensive renovations include new flooring, new insulation, new heating systems, new septic system, new bathrooms, new kitchen, new appliances and the list goes on.

Additional outbuildings include a new well-built shop with large bay doors, metal roof and exterior cladding, new electrical, cement flooring, new insulation and lighting. The ranch also has a large original barn which is still structurally solid, a large covered open storage area suitable for hay or equipment storage. The property also has a corral system with automatic waterers, water hydrants and many A-frame shelters used for the owners previous pig operation. In addition to the outbuildings there are also a few Sea Cans used for storage. The owner has invested considerable time and money to upgrade this property with underground electrical, new power poles and upgrading the buildings on the property in the last few years.

Boundary Creek meanders through the ranch and in addition to being the source of water for irrigation it’s also a source of excellent recreation. There are several good fishing holes with a healthy population of small to medium size rainbow trout. There’s also several spots along the creek suitable for picnic, and with the warm summers that this area is known for you will happily take a swim in the creek to cool off after a day on the ranch.

If you are an outdoor enthusiast who enjoys horseback riding, ATVing, sledding, fishing and hunting you have found your destination. The hills surrounding the ranch are teaming with wildlife and offer four-season recreation. The nearby Crown land is home to some of BCs best hunting, with wild turkeys, elk, Whitetail deer, mule deer, black bear and grouse.
