Ideal setup for 2+ families or an extended family. 166 acres set above the picturesque Columbia Valley, between Invermere & Golden. 2 privately situated homes each with a detached garage & one with a large shop. Borders Crown land, seasonable creek, excellent water. A must see!!
Black Bear Ranch, 166-acres, two homes, shop, garages set up above the picturesque Columbia Valley approxroximately half way between Invermere and Golden.
This is the ideal setup for 2+ families or an extended family to each have their own private space. On the land there are 2 privately situated homes each with lots of individual space and appeal . . .
The land itself is comprised of relatively open forest with some great established trails with direct access to Crown land for endless backcountry exploration and recreation. If desired, it would not take a lot of clearing to open some more pasture as a large flat/gently sloping bench connects the two home sites and a water licence is in place to provide irrigation if desired. As is and without any further clearing the land offers excellent grazing for the neighboring cattle ranch. Fencing keeps the cattle away from the two home sites and by carrying on with this use provides for low taxes/farm status.
A seasonal creek (Pirie Creek) enters the land from the Rocky Mountain run off and runs through the acreage.
The two homes are accessed via a long gradual driveway off Highway 95 leading up to a large plateau. The homes are approximately half a kilometre apart and each has unobstructed views of the Columbia Valley and Bugaboo Mountains. Each home has an amazing deck to enjoy these spectacular views.
One home offers approximately 3,000 ft2 of beautiful bright and spacious living space on 2 levels. This home is being sold fully furnished with quality furniture—see pics. Sleeping arrangements include 4 formal bedrooms plus a bunk room/fifth bedroom and the ability to easily house weekend guests or a large family. On the main floor there is a large master bedroom with en-suite, open dining/kitchen/living room with access to a massive wrap-around deck looking out at the Purcell Mountains. Also on the main floor is a den, laundry, guest bedroom, full second bathroom, mud room entry, plus a nice foyer inside the main door. The lower level has a large lower rec room with wet bar and pool table and a second wood burning fireplace. The walk out basement also has 2 additional bedrooms and the bunk room plus a third full bathroom and a large utility room/shop. From the rec room there is access to a lower-level covered deck and a lower outdoor sitting area with glass panels to enjoy the views. Outside the home is a detached double car garage and mature perennials and garden area.
The second home has approximately 2,000 ft2 on 2 levels with 2 bedrooms, a full bathroom, and a kitchen and living area on each level. A large deck with 2 awnings looks out over a private low maintenance yard and garden with deer fencing. Just beyond the yard the land drops away and offers amazing views of the Purcell Mountains. A big perk to this home site is the large 30 x 40 ft detached shop with an unfinished loft plus a detached double garage. Like the other home, this home is also available furnished.
Both homes have been meticulously maintained by the owners for a couple decades. Call your REALTOR®/the Listing Agent to set up a showing of this quality property today.
2360 & 2380 Highway 95 - Spillimacheen, BC
Located approximately 4 km north of the Brisco General Store.
The property is located between Brisco and Spillimacheen (locally referred to as “Spilli”) both of which are primarily farm/ranching communities in the scenic Columbia Valley. The Brisco Trading Post and General Store is about 4 km south and is where you would pickup your mail, grab a few grocery items, bottle of wine, fill up the gas tank and the usual odds and ends. To the north in “Spilli” is a great café with some gourmet food items (both frozen and fresh). The butter chicken pies are A++!! There are a couple other commercial services offered in the two communities—another great cafe, a quality little nursery, campground, B&Bs, the heli pick up for the Bugaboo’s CMH lodge—but for the most part it is larger rural property with most services in Golden, Radium or Invermere all an easy drive. Highway 95 connects Brisco and “Spilli” and extends north to Golden and south to Cranbrook. Outside of this year, the highway is mostly local traffic and quite quiet, but with the Kicking Horse Expansion the Trans-Canada has been periodically closed.
The Valley itself is potentially the most scenic in all of BC with the majestic and still naturally flowing Columbia River running north to south, with the largest wetlands in North America. On the western edge of this wide valley are the Purcell Mountains (access to Bugaboo Provincial Park is not a far away), to the east are the Rocky Mountains. Beyond the stunning geography the weather in the valley is a major luring factor with much warmer weather and a longer summer season than the Alberta Side of the Rockies.
It is hard to find a more appealing location for outdoor recreation. Within a 30-minute drive of the property are several excellent top rated golf courses as well as a couple executive type/smaller courses to enjoy. The Columbia River serves as a great and relatively easy kayaking/canoeing waterway with the ability to float north right into Golden. Several smaller backcountry lakes and creeks are not far away offering excellent fishing opportunities. But a big appeal to this land are the established trails that lead right into the Crown land and the backcountry of the Rocky Mountains. The first feature you will come to partially on the land is a canyon with some attractive Rock features and potential climbing sites. In winter the property is equidistant to Panorama and Kicking Horse Ski Resort both approximately an hour away. The trials on the land that serve as great walking and quads trials in the non-snow months are awesome snow shoe, cross-country and also ideal for snowmobiles.
