A gorgeous lakefront acreage (177+ acres) on 3 separate titles on the Cariboo Plateau northeast of Clinton. The land is mostly flat with some gentle rolling pasture offering picturesque views of the Marble Range just 12 km away. The sunsets are truly amazing!
In total there is approx. 80 acres of quality pasture in 4 fields that run into each other with pockes of forest cover, small clearings, wetland making up the rest of the land. See maps and aerial images. Direct access to Crown land.
One title is 18 acres and sitiated along the lake with a few long peninsulas and most of the buildings. A second title is 20 inland acres with a few buildings, pasture and fronting on wetland. The third title consists of most of the pasture and has the creek.
The property has a number of water features (1) low bank access to the turqoise waters of Beaver Dam Lake. The lake is well known for having excellent fishing and even better ice fishing. (2) Adjacent to the lake is some wetland which provides an awesome little canoe loop inland and back out to the lake—the bird watching here is second to none. (3) Additionally a creek runs into the prioerty, under a internal road culvert and into the wetland/lake.
A number of historic buildings sit on the land with a few in good shape and currently used by owners as recreational home bases while others are in need of a little to a lot of work to revive, while some are too far gone. The largest building is a small lodge with lots of fun times had within and eager for more! This is the ideal recreational property for an extended family or group of friends to enjoy and each have designated cabins/sheds and all with access to the lake and amazing ranch setting. The property also has great access to Crown land offering hunting, fishing, snowmobiling, horseback riding etc., and miles of backcountry to explore.
With the perimeter of the property fenced and some cross fencing it makes the property also appealing as a horse or small ranch/dude ranch. Currently the neighbor grazes cattle on the land.

Clinton is a small friendly community offering a life of quiet living in a pristine old time western setting. As a midway point between Vancouver and Prince George, Clinton serves as a centre providing amenities to both its own residents and the traveling public. Clinton's economic base is driven by the forest industry with other important employment sectors being ranching, retail trade and tourism. The entire region is experiencing a growth in the tourism industry. Clinton's relaxing lifestyle and low cost of living is well suited for seniors and young working families. The community offers a safe and peaceful environment that includes all the amenities of a sustainable community including education, health care and recreational opportunities. Education is available from kindergarten through grade 12. Two hospitals are within 40 minutes of the community. There is a medical clinic in the centre of town with a qualified nurse on staff. Emergency services include a fire department, ambulance service and R.C.M.P. detachment. Clinton and area also boast over 90 businesses to serve one's needs.
Clinton was founded in the 1860s as a roadhouse on the Cariboo Trail serving those headed to the gold fields in the BC Interior. After the discovery of gold in the Cariboo, Royal Engineers were commissioned to build a road through the Fraser Canyon to the Cariboo to join the already existing wagon road from Lillooet to 47 Mile. The junction was 47 miles from Lillooet and thus 47 Mile was the name used. In 1863, 47 Mile officially became Clinton, named by Queen Victoria in honor of Lord Henry Pelham Clinton, the Colonial Secretary of the day. Once "Gold Fever" had subsided, the ranching industry developed and fueled Clinton's growth. The railroad initially served the ranching industry but in the 1930s and 1940s, it served the soda works operating on local lakes and limestone operations in the area. Forestry became the mainstay of the economy in the early 1950s. At one time, over twenty bush mills and saw mills operated in the area. Consolidation in the 1970s led to only one operation surviving. Since the mid-1970s, the population of Clinton has remained stable and has slowly increased of late with a wave of “covid era” relocations
