Situated on a gentled sloped hillside, this beautiful log home overlooks the meadows and hayfields that surround Meldrum Creek. Built for the existing owners with logs harvested from the local area, the house is approximately 3000 square feet over 3 levels. The entire yard area has been landscaped with lush lawns, perennial plants, and colourful flowers. The property is 189.7 acres, comprising some meadows, pasture, and forest. The vast majority of timber is Douglas fir and thus the pine beetle has not affected this property. There is also a shop, barn, set of corrals, guest cabin, and various other outbuildings. This property has been used as the home place for a 250 plus cattle operation in conjunction with the neighbouring Meadow View Ranch. This 788 acre parcel is being sold separately and together they would make a trophy ranch. On its own this property offers privacy and space only a short drive from Williams Lake.
Whether inside on cool winter day or on the huge 500 square foot deck, one can sit and enjoy the commanding view of the valley. The main floor has an open living room, dining room, and kitchen across the front. There is a large brick fireplace to cosy up to on a cold winter night. On the back side there are two bedrooms and a full bathroom. The upper floor is an open loft of close to 800 square feet. Windows at both ends and two dormers offer lots of light and great views.
The basement is a walk out on the front side and has a den, spare bedroom, laundry room, and plenty of storage space. There is a wood fired forced air furnace that heats the house and water is supplied from a well. Covered parking is available under the large deck.
The shop is located close by and has two 12 foot overhead doors. It can be heated with a wood heater, is fully insulated and is roughly 7-800 square feet. The barn is in excellent repair and the attached lean-tos offer covered equipment and hay storage. Located adjacent to the barn are the corrals, sorting facilities, and loading chute. There is a stock waterer that is fed by a natural spring and flow year round. |

From Williams Lake travel west on Highway 20 for about 20 minutes, crossing the Fraser River and climbing Sheep Creek Hill. Once you reach the top of the hill, watch for the first turn to the right (sign post indicates this is the turn to Meldrum Creek). Travel north roughly 17 kilometers until you come to a ‘Y’ in the road. Stay left and start watching for a driveway that will also be on your left. There is a small sign nailed to a tree with the name “Reay” written on it. Take this access road which meanders through crown land for about 2 km before arriving at the property. |

Area Data: |
|
The Chilcotin stretches from the Fraser River to the Coast Mountains divide. This is an area of dramatic landscapes, rivers and lakes, where vast ice fields and alpine meadows contrast the plateaus, rolling grasslands and valleys. It is a land where streams and rivers score the land, slashing awesome canyons and scooping out amphitheaters filled with fantastic rock formations.
WILLIAMS LAKE: (pop. 11,500) is approx. 50 km by road from the ranch (less than 10 as the crow flies). It is the fastest growing community in the Cariboo. The famous Williams Lake Stampede, a four-day event over the July 1st weekend, was officially started in the 1920’s, and is now a major professional rodeo. This community has a diversified economic base, with forestry, mining, and agriculture; and the most active stockyard in the province. As a gateway to the Chilcotin, Williams Lake is within close proximity to many guest ranches, resorts, historical sites and untouched wilderness, offering limitless recreational opportunities. Nestled within evergreens and hillsides, you will find all levels of accommodation, shopping and a full range of dining facilities and services. There are three flights daily to and from Vancouver via Pacific Coastal Airlines. |

Recreation: |
|
The Chilcotin is full of endless possibilities of “things to see and do”. Some adventures include:
Farwell Canyon: The Chilcotin River flows through a desert landscape of interesting hoodoos and sand dunes created by erosion. In addition to exploring the geology of the area, hiking the sand dunes and viewing the hoodoos, there are also native pictographs to be discovered. Jet boat trips through the canyon can be arranged locally.
Junction Sheep Range Park: Is a provincial park featuring rolling grasslands inhabited by the largest population of non-migratory California Big Horn Sheep in B.C. Day trips can be arranged locally.
The Chilcotin Plateau: This area abounds in fish & game. There are many large and small lakes that support Brook Trout, Rainbow & Dolly Varden, as well as a large variety of waterfowl; even White Pelicans! This area features beautiful grasslands, rolling hills and unique landforms (The Dome), and is a home to a variety of wildlife such as grouse, waterfowl and mule deer.
Other recreational opportunities include: river rafting down the Chilcotin River, cycling, canoeing, skiing, snowmobiling or simply relaxing and observing the abundant bird and wildlife. |
